A RESOLUTION DENYING THE REZONING OF LOT 73, MOIIAVE MESA, TRACT
1021, FROM: C-2 (GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: C-MO
(COMMERCIAI. MANUFACTURING/OPEN LOT STORAGE) ZONE, LOCATED IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 4, 1990, a public hearing was
conducted to determine whether approval/denial should be granted
to John E. and Pamela J. Poole, Bullhead City, Arizona, for a
rezoning from existing C-2 (General Commercial) zone C-MO
(Commercial Manufacturing/Open Lot Storage) zone, located in the
South Mohave Valley area, and
WHEREAS, this property is located approximately 840 feet
west of the southwest corner of Gardena Road and Highway 95 and
approximately 200 feet south of the southwest corner of Gardena
and Huntington Roads. Lot 73, Mohave Mesa, Tract 1021, is in a
C-2 (General Commercial) zone.
This subdivision is bordered by
EI Rodeo Road on the north and Mohave Mesa Estates on the south.
Lots 1-81,
157-161, and 187-191 were zoned C-2
(General
Commercial) in 1967 via Resolution P&ZC: 67-102. Since that time,
the South Mohave Valley Area Plan was updated.
In 1980, the
updated plan was approved. This plan stipulated Lots 1-66, 157-
160, and 188-191 be considered for commercial manufacturing

zoning or similar zone, restricted to a one (1) acre minimum lot
size.
This recommendation was based on lot size, proximity to
three-phase power, and access to Highway 95, and
WHEREAS, the applicant intends to occupy this property with
general contractor offices, a construction yard, and parking of
equipment which would require C-MO (Commercial Manufacturing/Open
Lot Storage) zoning.
Although several rezones have occurred in
the planned C-MO (Commercial Manufacturing/Open Lot Storage) area
to the east, Lots 67-81, 161, & 181 were intended to act as a
buffer to the residential area west of this property and have
~~ done so. This buffer should act as a gradual transition between

the manufacturing zone and the residential zoning, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 9, 1990, and after a review
of the South Mohave Valley Area Plan and subsequent resolutions;
there was generated a recommendation of DENIAL of the zone change
request from the Planning and Zoning Commission, and
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on May 18, 1990, and posted May 15, 1990
as required by Arizona Revised Statutes and the Mohave County
Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 4, 1990 denied this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
