A RESOLUTION SETTING FORTH THE REZONING OF LOT 11 BLOCK D, GOLDEN
SAGE RANCHOS #68, SECTION 27, TOWNSHIP 22 NORTH, RANGE 19 WEST,
FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A/R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
,
of Supervisors held on August 6, 1990, a public hearing was
conducted to determine whether approval should be granted to
Marcella Haskell and Thomas Barthlow, Kingman, Arizona, for a
rezoning from existing A-R/2A (Agricultural Residential/Two Acre
Minimum Lot Size) zone to A-R/1A (Agricultural Residential/One
Acre Minimum Lot Size) zone, located in the Golden Valley area,
and
WHEREAS, Golden Sage Ranchos #68 is located approximately
ten (10) miles west of the Highway 68/93 junction and
approximately three (3) miles north of Highway 68. The subject
property can be accessed from Highway 68 by traveling north on
Estrella or Egar Roads to Chino Drive then along Chino to Elgin
Road (~ section road), then north approximately 600 feet along
the east side of Elgin Road, and

WHEREAS,
this property is within the Golden Valley
Improvement District.
Review of Floodplain map #040058-2150B
indicates this area is clear of potential flooding. Surrounding
land uses consist of a mixture of homes and mobile homes. The
Golden Sage Ranchos subdivisions have already dedicated road
rights-of-way and public utility easements.
If a rezone is
approved, the properties resulting from a potential split of this
2.19 acre parcel would meet the minimum one (1) acre size
requirement of
(Agricultural
Residential)
zoning
the A-R
district, and
WHEREAS, a public hearing before the Mohave County Planning
and
Zoning Commission on July 18,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage.

That the Board of Supervisors accept the dedication of
a ten (10 ') foot PUE along Elgin Road through the
approval of the resolution authorizing the zone change,
and that the dedication statement and dedication(s) be
shown on the Parcel Plat.

7. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being September 5,
1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on July 22, 1990, and posted July 20, 1990
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 6, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
