HomeMy WebLinkAbout90-206 11,75.., "hV '(j ~,.. ... . -..-..; ,;.~ RESOLUTION NO. 90-206 A RESOLUTION DENYING THE REZONING OF LOT 5, BLOCK 0 GOLDEN VALLEY RANCHOS UNIT 18, SECTION 23, TOWNSHIP 20 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/1A (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 6, 1990, a public hearing was conducted to determine whether approval/denial should be granted ~ to Walter Pittman, Lynnwood, California, for a zone change from j.t-~~ ~~ the existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R/I (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Golden Valley Ranchos #18 is located approximately eight (8) miles west of the Highway 68/93 junction and nine (9) miles south of Highway 68. The subject property is accessed off of Highway 68 south along Teddy Roosevelt Road four and one-half (4.5) miles to Shinarump Drive, then west approximately one-half ( .5) miles to Garnet Road, then west approximately 600 feet to Opal Road, south approximately 1300 feet on the west side of Opal l',~,' t~ ~:~, ",~,' ~~~ :?~ '~L..-d Road. At the time of posting, Volcanic Road was an unmarked, unbladed access road. Surrounding land use is all vacant land. Golden Valley Ranchos #18 has already dedicated road easements and a ten ( 10 I) foot public utility easement along the back of the lots. However, since the dedicated public utility easement is along the rear of the property, it may be expedient to request a public utility easement along the road frontage. If a rezone is approved, the properties resulting from a potential split of this 2.35 acre parcel would mee,t the minimum one (1) acre size requirement of the A-R (Agricultural Residential) zoning district, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 18, 1990, there was generated a recommendation of DENIAL of the zone change request from the Planning and Zoning Commission, for the following reasons: 1. Access in not open and maintained. 2. Character of development in the area in not conducive to the increasing of density at this time. 3. Due to the remoteness of this existing subdivision, lack of surface roads and other improvements to this site it does not appear to be good planning practice to increase the total number of parcels in this subdivision by approval of this split. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, '" . ... . ., PAGE 3 Of 3 BK 1771 PG 193 (FEEt90- 55783) Page 3 Resolution No. 90-206 Mohave County, Arizona on July 20, 1990, and posted July 20, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 6, 1990 DENIED this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
