PAGE 1 OF J B05 RECORDIHG FEE 0.00 HC RESOLUTION NO. 90-205 A RESOLUTION SETTING FORTH THE REZONING OF THE S~ SW~ PARCEL 92, SECTION 15, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A/R/l.25A (AGRICULTURAL RESIDENTIAL/ONE AND ONE- QUARTER ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 6, 1990, a public hearing was conducted to determine whether approval should be granted to ~ Juani ta Munoz, San Bernardino, California, for a rezoning from ~'?:i:r;~7 ti~ existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/ 1. 25A (Agricultural Residential/One and one- quarter Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Parcel 92 is located approximately three (3) miles west of the junction of Highways 68 and 93 and approximately one (1) mile south of Highway 68. The subject parcel is accessed off of Highway 68 along Aztec Road approximately one (1) mile south to Crystal Drive approximately 660 feet west to Arivaca Road, then approximately 610 feet south to the intersection of Arivaca ':'~" ~...;,.~.- ....4 l~~ l~,,'il ," ~<~:":~ ~ and Abrigo. However, during posting for this item, it was noted there is a wash running thru the property. After roadway dedications for this five (5) acre parcel, the usable acreage would be approximately 4.3 acres. An A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size) zoning designation would allow for the creation of more than three (3) parcels. Thus, a modification of this zoning request was necessary. The Commission recommended an A-R/1.2sA (Agricultural-Residential/One and One-quarter Acre Minimum Lot Size) zoning, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on July 18, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a m1.n1.mum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one and one-quarter (1.25) acres exclusive of road easements. 5. The Parcel Plat shall show any surface drainage or FEMA flood zones. 6 . That the Board of Supervisors accept the dedication of a thirty-five foot (35') right-of-way along Abrigo Drive and a thirty foot (30') right-of-way along .. . .~ . ~ 3 OF 3 ~1771 PG 190 (FEE~90- 55782) Page 3 Resolution No. 90-205 ,',J.ij Arivaca Road and a twenty foot (20') radius at the intersection of Abrigo Drive and Arivaca Road, with eight foot (8') PUE' s along Abrigo Drive and Arivaca Road as they are contiguous to this property through the approval of the resolution authorizing the zone change, and that the dedication statement and dedication be shown on the Parcel Plat. 7. Such zone change shall not be effective for at least thirty (30) days after final approval of the change in zoning classification by the Board, being September 5, 1990, as per A.R.S. 11-829E. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on July 22, 1990, and posted July 20, 1990 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 6, 1990 approved this change in zoning as recommended by the Mohave County Planning and zoning Commission and outlined herein.
