Resolution No. 90-205
WHEREAS, review of Floodplain map #0400s8-232sB indicates
this area to be clear of flooding potential. However, during
posting for this item, it was noted there is a wash running thru
the property.
After roadway dedications for this five (5) acre
parcel, the usable acreage would be approximately 4.3 acres. An
A-R/1A (Agricultural-Residential/One Acre Minimum Lot Size)
zoning designation would allow for the creation of more than
three (3) parcels.
Thus, a modification of this zoning request
was
necessary.
The Commission recommended an A-R/1.2sA
(Agricultural-Residential/One and One-quarter Acre Minimum Lot
Size) zoning, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on July 18,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a m1.n1.mum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one and one-quarter
(1.25) acres exclusive of road easements.
5.
The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6 .

a thirty-five foot (35') right-of-way along Abrigo
