A RESOLUTION SETTING FORTH THE REZONING OF LOT 7, BLOCK P, GOLDEN
SAGE RANCHOS UNIT #61, SECTION 23, TOWNSHIP 22 NORTH, RANGE 19
WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE: A/R/LA (AGRICULTURAL RESIDENTIAL/ONE
ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on August 6, 1990, a public hearing was
conducted to determine whether approval should be granted to

a
rezoning
from
existing A-R/2A
(Agricultural Residential/Two Acre Minimum Lot Size) zone to A-
R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone,
located in the Golden Valley area, and
WHEREAS, Golden Sage Ranchos #61 is located approximately
nine (9) miles west of the Highway 68/93 junction.
The subject
property is approximately three (3) miles north of Highway 68
along the west side of Laguna Road (just north of the Laguna
Road/Chino Drive intersection).
Review of Floodplain map
#040058-2150B show this area to be clear of potential flooding.

WHEREAS, the Golden Sage Ranchos subdivisions have already
dedicated road rights-of-way and public utility easements. If a
rezone is approved, the properties resulting from the potential
split of this 2.5 acre parcel would meet the minimum one (1) acre
size requirements of the A-R (Agricultural-Residential) zoning
district.
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on July 18,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1.
Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2.
The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage.
6. Such zone change shall not be effective for at least
thirty (30) days after final approval of the change in
zoning classification by the Board, being September 5,
1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on July 22, 1990, and posted July 20, 1990
as required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, August 6, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
