PAGE 1 OF 3 BOS RECORDING FEE 0.00 Ne RESOLUTION NO. 90-198 A RESOLUTION SETTING FORTH THE REZONING OF A PORTION OF SECTION 6, TOWNSHIP 18 NORTH, RANGE 21 WEST, TO BE KNOWN AND SUBDIVIDED AS COPPER CREEK RANCH, TRACT 4112, FROM: A-R (AGRICULTURAL- RESIDENTIAL) ZONE, PROPOSED TO BE: SD/R (SPECIAL DEVELOPMENT/RESIDENTIAL) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA ~ WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 6, 1990, a public hearing was ~ ~ .' conducted to determine whether approval should be granted to . ~~_.. ~~~:~ o.:-~; Aaron Stover, dba Russell Partners, Lake Havasu City, Arizona, ...~ -. >~ for a rezoning from existing A-R (Agricultural-Residential) zone to SD/R (Special Development/Residential) zone, located in the South Mohave Valley area, and WHEREAS , Copper Creek Ranch, Tract 4112, is located approximately five ( 5 ) miles south of Bullhead City and ~ approximately three ( 3 ) miles west of Highway 95. This subdivision is accessed off of Highway 95 approximately two and one-half (2.5) miles east on Boundary Cone Road. Review of Floodplain map #040058-2445C indicates this area is in a designated flood zone. The developer has, through engineering, 1 ! ! 1 el 1 ~-*~ _~J :;~~ mitigated this impact, and . The developer is proposing a total of 642 lots in an area,of 357.08 acres with an average density of 1. 80 dwelling units per acre. Minimum lot size will be 8,000 square feet and maximum lot size will be 28,000 square feet. This tract also incorporates a golf course in it's design, and WHERElili, a public hearing before the Mohave County Planning and Zoning Commission on July 18, 1990 did generate a recommendation of app:t"oval of the zone change request with the following conditions noted: 1. The establishment of minimum lot area based on the size of the parcels per the recorded Final Plat. 5. The owner accepts that whenever a "SD" zone is granted, each phase or stage of development of building proposals shall be submitted to the planning staff, to be evaluated and compared with the approved zoning plan, before any pE~rmits may be granted. 6. The use of this property may not be changed by the owner/developer or subsequent owners as it is approved unless subsequently approved by the Board in accordance with Arizona Statutes Annotated, Title II, Chapter 6, Section 11-832. 9. The rezone shall become effective upon the recordation of the Final Plat. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on July 20, 1990, and posted July 22, 1990 as required by Arizona Revised Statutes, and the Mohave County ~ Zoning Regulations, and '.~ NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 6, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
