PAGE 1 OF 2 BOS RECORDING FEE 0.00 He --j A RESOLUTION NO. 90-196 A RESOLUTION AMENDING THE ADOPTED MORAVE VALLEY SOUTH AREA PLAN, TO INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN ALREADY DESIGNATED FOR SPECIFIC USE, TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MORAVE COUNTY WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 6, 1990, a public hearing was conducted to amend the adopted Mohave Valley South Area Plan, to include an additional area contiguous to the dedicated plan ~.f;:",i,,_': already designated for multifamily use, limited to the N~ SW~ ~ Section 36, Township 19 North, Range 22 West, and i,,;'::'~" WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use Master Plan which is designed to conserve natural resources, aid public spending, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, the Planning and Zoning Commission held a public hearing on July 18, 1990 at which time the Commission, by unanimous vote, recommended APPROVAL of the Mohave Valley South :.~ '--~:~j :;~ Area Plan update, and that they further recommend the Board of Supervisors approve the same, based on the following: --.~ .. , . , ~ Resolution No. 90-193 PAGE 2 OF + BK 1759 PG 334 (FEE~90- 49968) Page 2 WHEREAS, the lot,s in Pleasant Valley Acres are zoned A (General) sparsely developed wi th single family and are residential lots of predominantly 2.5 acre minimum lot sizes, and WHEREAS, the plan submitted depicts approximately forty (40) R-V spaces with a density of approximately 17.75 spaces per acre, and WHEREAS, the drainage on this site flows from south to north into the south road ditch of Pierce Ferry Road. The R_V park will be de'ITeloped so the interior roads will carry the runoff from the R..V spaces through the site and into the Pierce Ferry Road ditch, and WHEREAS, the Planning and Zoning Commission, by unanimous vote at their meeting on July 11, 1990, did recommend conditional approval of the R-V park plan for Canyon West Park with the following conditions noted: 1. Arizona Department of method and design of proposed for this park. Health Services approves the the sewage disposal system 2. 'Arizona Department of Health Services approves the water supply and distribution system for this R-V park. 3. Sanitary facilities shall be provided and constructed in accordance with State and County Health Department requirements. 4. An oversight in the size of the multifamily use was made by the consultant in the recent approval of the Mohave Valley South Area Plan that reduced the area for multifamily for this section. 2. That there exists plans to implement the designated land use within the near future. 3. That the proposed change is in keeping with the character of the surrounding area. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on July 22, 1990 and in the Mohave Valley News, and posted July 20, 1990 as required by Arizona Revised ~ Statutes and the Mohave County Zoning Regulations, and ?,~ NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 6, 1990 approved and adopted this update of the Mohave Valley South Area Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
