PAGE 1 OF 4 80S RECORDING FEE 0.00 NC RESOLUTION NO. 90-189 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR ARROYO VISTA ESTATES. TRACT 4077-0. A SUBDIVISION OF A PORTION OF THE N~ OF THE S~ AND THE S~ OF THE N~ OF SECTION 12, TOWNSHIP 19 NORTH, RANGE 22 WEST, GILA & SALT RIVER BASE & MERIDIAN, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors he 1 d on July 23 r 1990, a pub 1 i c heari ng was conducted to determi ne the fi na 1 subdivision plan for Arroyo Vista Estates, Tract 4077-0, located in the South Mohave Valley area, and WHEREAS, the owner/subdivider of this tract is Arroyo Vista Est., Gen. Partnership, Lake Havasu City, Arizona. The engineer of record on this project is Doyle Mecham, RAN PAC Engineering Corporation of Henderson, Nevada, and WHEREAS. reviews have been received from the County Engineer/Floodplain Administrator, Mohave County Health Department, Arizona Department of Environmental Quality, Willow Valley Water Company, Inc., Mohave County Attorney, Mohave County Treasurer, Bullhead City, Mohave Valley Fire Department, and considered or incorporated in the evaluation of this final tract, and WHEREAS, access is provided to this site from Highway 95 from Corwin Dri ve through Cl earwater Hi 11 s. A secondary access is proposed from Hi ghway . (0"'. , Resolution No. 90-189 PAGE 2GF 4 ElK 1759 PG 368 lFEE~90- 49965) Page 2 95 through Rio Lomas to JoAnn Avenue, a hillside road in Desert ridge. Mounta in Vi ew Road, a north-south secti on 1 i ne road, from the west boundary of this proposed subdivision, and WHEREAS, sewage disposal is intended to be taken care of through the use of septic tanks for each dwell ing. The Arizona Department of Environmental Quality will have to approve the developers plan for such disposal and inform Mohave County Health Department of their approval with such conditions as they may impose prior to the filing of this final plat, in particular the use of Parcel "R'" to be used for a community leach field, and WHEREAS. the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision \~ill be constructed and paved with asphaltic concrete in accordance with standard specification #171 or better; the streets will include curb and gutter; a water supply and distribution system including fire flow will be constructed to serve each 'lot; grading and drainage related improvements wi 11 be made as recommended by the design engineer in the submitted drajinage reports; arrangements wi 11 be made to extend underground el ectri c and telephone servi ce to each lot in accordance wi th Ari zona Corporat i on Commi ss ion Regul at ions; lot purchasers will utilize individual sewage disposal systems as approved by Arizona Department of Environmental Quality; all lots and street centerline monuments wi 11 be staked and monumented in accordance with standard specification #102; fire hydrants will be provided at locations prescr'ibed by the Fort Moj ave Mesa Fi re Department; street name and regu 1 atory signs wi 11 be installed in accordance with the requirements of the Mohave County Subd-ivision , ~ Resolution No. 90-189 PAGt: ..1' Vi' 4- BK 1759 Pi> 369 H'EEm- ->9%5) Page 3 Regulations and as recommended by the design engineer and as a condition of approval the owner/subdivider is responsible for the completion of improvements and shall provide an assurance for all required suMivision improvements in accordance with Article V of the Subdivision Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board approves the said final plan conditioned to the following: L The developer wi 11 make the same commitments for improvements in the prospectus to the State Real Estate Commission as is required for approval of this tract by the Board; 2. Arizona Department of Environmental Quality approves the sewer treatment system for this subdivision, and the filing of this final plat is contingent upon ADEQ providing the Mohave County Health Department with a document noting approval by ADEQ; 3. The final to be ro erl executed and or ratified record title interest 1n the land being this subdivision boundary; 4. The owner/subdivider shall obtain a report from the Arizona Department of Water Resources indicating that the water supply has been found to be adequate to meet the needs of this subdivision prior to recording the final plat; 5. The ass(.!rance provided shilll be held by Mohave County and only released by the tenus of the agreement dated June 8, 1990 from Security Pacific Bank, Arizona. NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt or evi dencethat these conditions have been met together with the executed mylars and appnlpriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat to be recorded, and .~ ~ -. . . ~AG~ ~ Ur 4 BK 1759?G 370 (FEEt90- 49965) Page 4 ~ Resolution No. 90-189 NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
