RECORDING FEE 0:01) He ft.'...'....,........ ~'.\,ihjt;L';]EiJ RESOLUTION NO. 90-259 A RESOLUTION AMENDING THE ADOPTED MOHAVE VALLEY SOUTH AREA PLAN, TO INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN ALREADY DESIGNATED FOR SPECIFIC USE, TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 1, 1990, a public hearing was conducted to amend the adopted Mohave valley South Area Plan, to include an additional area contiguous to the dedicated plan, ~~ limited to the Section 27, Township 19 North, Range 22 West, and ;,~~::~ ';';i'~ ::~4~ WHEREAS, Section 27 is located approximately three (3) miles south of Bullhead City and is directly west of Highway 95. This section is a "half" section formed by the presence of Fort Mojave Indian Reservation land to the west. The current land designations are commercial for the east half of the section and residential for the west half. The proposed change is to the corner of Joy Lane and Highway 95 and along Joy Lane to the west of this intersection, and ) WHEREAS, the applicant wishes to establish, along the Ki~ southern border, commercial uses on the east half and single f~\~ family residential on the west half, and i..-J r/ . ., , ..". :~:::] ......,'~ },q ~.::~~~ ~, ~ :,,-,'" ~ . .<~j " :":;;'J . . Resolution No. 90-259 Page 2 WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use General Plan which is designed to conserve natural resources, aid public spending, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, the Planning and Zoning Commission held a public hearing on September 12, 1990 at which time the Commission, by unanimous vote, recommended APPROVAL of the Mohave Valley South Area Plan update, and that they further recommend the Board of Supervisors approve the same, based on the following: This update takes into account a mixed use proposal utilizing two (2) commercial malls with parking garages on the east twenty four (24) acres and sixty two (62) single family lots with a density of 3.2 lots per acre on the west 19.7 acres of the property considered in this plan update. The commercial property use completes this section on the east side, just northof Joy Lane and will act as a buffer for Commercial Manufacturing with and without open lot storage to the north with the single family residential uses to the south. The change takes into account the higher density residential property uses in the vicinity of Joy Lane and the need for commercial retail sales. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 24, 1990 and in the Mohave Valley News, and posted August 28, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and PAGE 2 OF 3 BK 1800 PG 304 (FEE~90- 69386) ., .... Resolution No. 90-259 Page 3 ~ i " NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 1, 1990 approved and adopted this update of the Mohave Valley South Area Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
