A RESOLUTION SETTING FORTH THE ABANDONMENT OF A CERTAIN RECORDED
ROAD RIGHT-OF-WAYS IN COURTNEY GREENS, TRACT 4045-A AND B, IN
SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST OF THE GILA AND SALT
RIVER BASE AND MERIDIAN, IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on September 17, 1990, a public hearing was
conducted to determine the abandonment request from the
applicant, Counsel Corporation, owners of the property involved

~~ or directly adjacent to the requested abandonment, and

WHEREAS,
Mr. Jack Stovall, with Stovall Engineering
Corporation will represent the petitioners in the Road Vacation
request, and
WHEREAS,
new right-of-way was set forth on the proposed
plat of Courtney Greens, Tract 4054-B, and
WHEREAS ,
the portions to be abandoned and reverted to
acreage are a portion of Tract 4054-A, being twenty (20') foot
radius "fillets" or turnouts on Baronsgate Way and in Tract 4054-
~ B, portions of Castilla Drive which were previously dedicated to
~~ the public via dedication recorded, book 1561 official records,

abandonment of certain dedicated recorded road right-of-way as

the petitions submitted are requesting the

VACATED AND REVERTED
Exhibit A
A portion of the East half of the southwest quarter of
Section 23, Township 19 North, Range 22 West of the Gila and Salt
River Base and Meridian, Mohave County, Arizona, described as
follows:
Beginning at a point on the easterly line of Lot 17,
Courtney Greens, Tract 4054-A, recorded December 31,
1986, Reception No. 86-53764, said point being the
northerly terminus of a curve concave northwesterly
having a radius of 20.00 feet to which a radial line
bears S.89 56'08"E;
Thence southwesterly along said curve through a central
angle of 89 58'16" an arc length of 31.41 feet;
Thence S. 89 57 '52 "E., 19.99 feet to the easterly line
of said Tract 4054-A;
Thence N.O 03'52"E., 19.99 feet along said easterly
line to the Point of Beginning.
The above described parcel of land contains 85.74 square
feet.

4054-B TO BE VACATED AND REVERTED
A portion of Section 23, Township 19 North Range 22 West,
G.&S.R.B.&M., Mohave County, Arizona, described as follows:
Commencing at a 5/8" rebar at the center corner of said
Section 23;
Thence S. 0 degrees 03' 52" W., 330.00 feet along the
north-south center section line;
Thence N. 89 degrees 57' 52" W., 35.00 feet;
Thence N. 0 degrees 03' 52" E., 279.99 feet to the
beginning of a curve concave southwesterly having a
radius of 20.00 feet;
Thence northwesterly along said curve through a central
angle of 90 degrees 01' 44" an arc length of 31.43
feet;
Thence N. 89 degrees 57' 52" W., 75.00 feet to the
beginning of curve concave southeasterly having a
radius of 20.00 feet and the TRUE POINT OF BEGINNING;
Thence southwesterly along said curve through a central
angle of 89 degrees 58' 16" an arc length of 31.41

beginning of a curve concave southeasterly having a
radius of 20.00 feet;

POINT OF BEGINNING.
The above described parcel of land contains 3530.73
square feet.
WHEREAS ,
these abandonments were ini tiated by the
applicants because they are no longer needed by the public, they
were anticipated by the proposed plat of Courtney Greens 4045-A &
B, and they affect no other citizens except the applicants, and
WHEREAS, in evaluating this abandonment request the County
Engineering Department has recommended that the above referenced
right-of-ways be abandoned, and
WHEREAS, information available to this Board indicates that
this abandonment will leave no adjoining or affected properties

without legal or physical access, or result in the extinguishment
of a useful roadway, and
WHEru&AS, no utilities are located within the subject right-
of-way, and

the notice for public hearing before the Board of
Supervisors was posted at the Board of Supervisor's office,
Mohave County Court House, and Public Defender's office on
September 14, 1990 as required by Arizona Revised Statutes and
the Mohave County Zoning Ordinance, and

easements shall vest in the owner(s) of land abutting the vacated
roadw"ay in accordance with A.R.S. 28-1902, and
NOW ~rHEREFORE BE IT RESOLVED, that the Board of Supervisors
hereby abandon the dedicated recorded road right-of-way as herein
described in the legal descriptions, and
NOW 'THEREFORE BE IT FURTHER RESOLVED,
that the Board of
Supervisors hereby adopts this Resolution No.
90-252 and
instructs the Clerk to record this Resolution with the County
Recorder.
