A RESOLUTION SETTING FORTH THE ABANDONMENT CERTAIN PLATED LOTS
RECORDED IN DESERT LAKES GOLF COURSE AND ESTATES, TRACT 4076-A
AND 4076-B, LOCATED IN SECTION 35 AND 36, TOWNSHIP 19 NORTH,
RANGE 22 WEST OF THE GILA AND SALT RIVER BASE AND MERIDIAN, NEAR
THE INTERSECTION OF MOUNTAINVIEW ROAD AND LIPAN BOULEVARD, IN THE
SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on September 17, 1990, a public hearing was
conducted to determine the abandonment request from the
applicant, Westitle Corporation, as trustee for Desert Lakes
Development, L. P., owners of the property involved or directly
adjacent to the requested abandonment, and
WHEREAS ,
Mr. William E. Miller, with Holland West, Inc.
will represent the petitioners in the Lots Vacation request, and
WHEREAS,
the requested abandonment is a part of the
property platted by Desert Lakes Golf Course and Estates, 4076-A,
recorded June 2, 1989 at Fee No. 89-26061 and Tract 4076-B,
recorded December 18, 1989 at Fee No. 89-67669, and
WHEREAS,
the portions to be abandoned and reverted to
acreage are said Lot 45, Block A, Tract 4076-A; Lot 52, Block H,
Tract 4076-B; and Lot 15, Block H, Tract 4076-B

Desert Lakes Golf Course and Estates, located in Section 35 and
36, Township i9 North, Range 22 West, located in the South Mohave
Valley area, and
WHEREAS ,
the petition submitted is requesting the
abandonment of certain recorded lots as follows:
LEGAL DESCRIPTION FOR THE SUBDIVISION LOTS TO BE ABANDONED
AND REVERTED
Lot 45, Block A, of Desert Lakes Golf Course and Estates,
Tract 4076-A, according to the Plat thereof recorded June 2,
1989 at Fee No. 89-26061 in the Office of the County
Recorder, Mohave County, Arizona; Together with that
portion of Tract HH, of Desert Lakes Golf Course and Estates
as described as follows: Beginning at the most northerly
corner of Lot 45, Block A, common with Lot 46; thence south
36 degrees 24 minutes 55 seconds west along the
northwesterly line of said Lot 45 to the most westerly
corner thereof; Thence north 38 degrees 02 minutes 44
seconds west a distance of 10.00 feet; Thence north 29
degrees 08 minutes 33 seconds east a distance of 65.03 feet;
Thence north 58 degrees 54 minutes 11 seconds east a
distance of 47.00 feet to the point of beginning.
Lot 52, Block H, of Desert Lakes Golf Course and Estates,
Tract 4076-B, according to the Plat thereof recorded June 2,
1989, at Fee No. 89-26061 in the office of the County
Recorder, Mohave County, Arizona; Together with that
portion of Parcel L-L of Desert Lakes Golf Course and
Estates described as follows; Beginning at the most
westerly corner of Lot 52, Block H; Thence south 47 degrees
52 minutes 32 seconds East along the southwesterly line of
said lot, a distance of 105.00 feet to the most southerly
corner thereof; thence south 42 degrees 07 minutes 28
seconds west, a distance of 15.02 feet; thence north 47
degrees 52 minutes 32 seconds west, a distance of 106.58
feet; thence north 48 degrees 07 minutes 28 seconds east, a
distance of 15.10 feet to the point of beginning.
Lot 15, Block H, Desert Lakes Golf Course and Estates, Tract
4076-B, according to the Plat thereof recorded December 18,
1989, at Fee No. 89-67668, in the office of the County
Recorder, Mohave County, Arizona; Together with that

portion of Parcel L-L of Desert Lakes Golf Course and
Estates, Tract 4076-B described as follows; Beginning at
the northwest corner of said lot 15, Block H; thence south
23 degrees 37 minutes 36 seconds west along the westerly
line of said lot, a distance of 100.01 feet to the southwest
corner of said lot on the northerly right of way line of
Desert Lakes Drive; thence north 66 degrees 22 minutes 24
seconds west along said northerly right of way line a
distance of 9.98 feet; thence north 23 degrees 37 minutes
36 seconds east a distance of 100.64 feet; thence south 62
degrees 45 minutes 23 seconds east a distance of 10.00 feet
to the point of beginning.
WHEREAS,
this abandonment was initiated by the applicants
because they are no longer needed as these portions of the plats
of Desert Lakes Golf Course and Estates, Tract 4076-A & B, will
be replatted to increase adjacent lot sizes and they affect no
~~ other citizens except the applicants, and

WHEREAS,
in evaluating this abandonment request the County
Engineering Department has recommended that the above referenced
lots be abandoned, and
WHEREAS, information available to this Board indicates that
this abandonment will effect no adjoining or affected properties
nor result in the extinguishment of useful public property, and
WHEREAS,
the notice for public hearing before the Board of
Supervisors was posted at the Board of Supervisor's office,

WHEREAS,

owner(s) of land abutting the vacated property in accordance with
A.R.S. 28-1902, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors
hereby abandon the recorded lots as herein described in the legal
descriptions, and
NOW THEREFORE BE IT FURTHER RESOLVED,
that the Board of
Supervisors hereby adopts this Resolution No.
90-250 and
instructs the Clerk to record this Resolution with the County

situated in the southwest one-quarter of Section 35,
Township 19 North, Range 22 West, Gila and Salt River Base
and Meridian, Mohave County, Arizona, more particularly
described as follows:

hereby abandon the dedicated recorded lots and the easements as
herein described in the legal descriptions, and
NOW THEREFORE BE IT FURTHER RESOLVED,
that the Board of
Supervisors hereby adopts this Resolution No.
90-249 and
instructs the Clerk to record this Resolution with the County
Recorder.
