PAGE 1 OF 3 BOARD OF SUPERVISORS RECORDING FEE 0.00 HC RESOLUTION NO. 90-240 A RESOLUTION SETTING FORTH APPROVAL OF ESTABLISH A RESIDENCE IN A C-2 (GENERAL 11, BLOCK 6, SECOND AMENDED SHANGRI LA KINGMAN AREA, MOHAVE COUNTY, ARIZONA A ZONING USE PERMIT TO COMMERCIAL) ZONE ON LOT ESTATES, LOCATED IN THE WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held September 4, 1990 a public hearing was conducted to determine whether approval should be granted to Donald Shubert and Ervin Shubert, Kingman, Arizona for a Zoning ~J Use Permit to establish a caretaker's residence in a C-2 (General (~~ l,~t:it4 ;;~1:.lll C 1) d G~ ommercia zone, an i ,~~ .~~ WHEREAS, This property is located just outside of the Kingman city limits approximately one-quarter (.25) mile north of the Highway 66/Airway Avenue intersection. The property is accessed off of Highway 66 via Shangrila Drive, thence west to Sunshine Drive to the northwest corner of the Sunshine Drive and Easy Street intersection. Surrounding land uses consist of residential to the east, businesses to the south and north, on the west side of Sunshine Drive, and vacant land to the west of this parcel, and WHEREAS, zoning to the north and west of this parcel is R-M (Multiple Family Residential). The properties to the south and :r!""'~ ~!c~ :~~~~ ~ i~ ~ ...... . . 411tGE 2 OF J BK 1787 PG 355 (FEEt90- 63579) Page 2 Resolution No. 90-240 east are within the Kingman city limits, and WHEREAS, the applicant wishes to acquire a Zoning Use Permit for the placing of a mobile home in a C-2 (General Commercial) zone. The use of the mobile home would be a caretaker's residence, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on August 8, 1990 did generate a recommendation of approval of the Zoning Use Permit with the following conditions: 1. That Zoning/Building permit(s) be obtained. 2. If construction or use has not commenced within one (1) year of Board approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then approval shall terminate at that date. 3. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. 4. That the mobile home shall be used only as a watchman residence in conjunction with a functioning viable business as allowed within the underlying C-2 (General . Commercial) zoning. ( This permit shall not be issued and the residence will not be allowed until the business use is in operation.) If the underlying C-2 zoning were not to be exercised by the owner of the property then a rehearing of this ZUP would be required. 5. The mobile home shall have certifying that the unit has mobile home. an affixed "HUD" been manufactured label as a WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 17, 1990, and posted August 17, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 4, 1990 approved ~ this Zoning Use Permit as recommended by the Mohave County i~'-..?-5;1 Planning and Zoning Commission, subject to the conditions outlined herein.
