ESTABLISH A RESIDENCE IN A C-2 (GENERAL

A ZONING USE PERMIT TO

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held September 4, 1990 a public hearing was
conducted to determine whether approval should be granted to
Donald Shubert and Ervin Shubert, Kingman, Arizona for a Zoning

WHEREAS, This property is located just outside of the
Kingman city limits approximately one-quarter (.25) mile north of
the Highway 66/Airway Avenue intersection.
The property is
accessed off of Highway 66 via Shangrila Drive, thence west to
Sunshine Drive to the northwest corner of the Sunshine Drive and
Easy Street intersection.
Surrounding land uses consist of
residential to the east, businesses to the south and north, on
the west side of Sunshine Drive, and vacant land to the west of
this parcel, and
WHEREAS, zoning to the north and west of this parcel is R-M
(Multiple Family Residential).

east are within the Kingman city limits, and
WHEREAS, the applicant wishes to acquire a Zoning Use Permit
for the placing of a mobile home in a C-2 (General Commercial)
zone.
The use of the mobile home would be a caretaker's
residence, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on August 8,
1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1.
That Zoning/Building permit(s) be obtained.
2.
If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
3. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
4. That the mobile home shall be used only as a watchman
residence in conjunction with a functioning viable
business as allowed within the underlying C-2 (General
. Commercial) zoning. ( This permit shall not be issued
and the residence will not be allowed until the
business use is in operation.) If the underlying C-2
zoning were not to be exercised by the owner of the
property then a rehearing of this ZUP would be
required.
5.
That only a mobile home be used as the watchman
res idence and any travel trailers on the property be
removed.

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 17, 1990, and posted August 17,
1990 as required by the Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 4, 1990 approved
~ this Zoning Use Permit as recommended by the Mohave County

Planning and Zoning Commission, subject to the conditions
outlined herein.
