A RESOLUTION SETTING FORTH APPROVAL OF A REQUEST FOR AN EXTENSION
OF TIME FOR THE APPROVED PRELIMINARY SUBDIVISION PLAN FOR LA
QUESTA, TRACT 3020, A PROPOSED SUBDIVISION OF PARCELS 33 AND 34
PER THE RECORD OF SURVEY FOR SECTION 9, TOWNSHIP 21 NORTH, RANGE
18 WEST, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held September 4, 1990 a public hearing was
conducted to discuss a request for an extension of time for the
approved preliminary plan for La Questa, Tract 3020, located in
the Golden Valley area, and
WHEREAS, La Questa, Tract 3020, is located approximately
four and one-half (4.5) miles west of the Highway 68/93 junction
and has frontage on the south side of Highway 68 bordered by
Shipp Drive, Maverick and Magma Roads.
The preliminary plat
depicts roughly eighty (80) acres subdivided into three (3) large
commercial lots, a twenty (20) acre mobile home park parcel, and
the remaining forty-eight (48) acres devoted to single family
residential lots, and
WHEREAS, the applicant states
that negotiations with the
Pioneer
Valley
District,
Arizona
Department
of
Water
Transportation, and other agencies has unforeseeably delayed the

commencement of this project and thus, desires an extension of
time. The applicant requested a two (2) year extension but only
one (1) year time extension can be allowed by regulation. The
preliminary plat for this subdivision was conditionally approved
via Resolution P&ZC: 88-151, and
WHEREAS, it appears there are no significant changes which
affect the overall design of the preliminary plan and the
developer appears ready to proceed towards the final stages of
this project, and

WHEREAS, the Mohave County Subdivision Regulations provide
that the tentative tract approval is valid for two (2) years.
The Board may grant extensions of time in one (1) year increments
for
the
approved
preliminary
plan
upon
application
or
recommendation of the Commission if the subdivider is actively
processing the final plat and there have been no material changes
or conditions within or adjoining the preliminary plan that would
warrant a revision in the design of the approved preliminary plan
or a change in the required site improvements, and
NOW THEREFORE BE IT RESOLVED, that the Planning and Zoning
Commission recommends approval of this time extension request

&~ 1. That copies of the plans and agreements with ADOT in
regards to access to Highway 68 be submitted to staff.

NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of
Supervisors, at their regular meeting on Tuesday, September 4,
1990 approved this extension of time to October, 1991, to submit
and record the final plat for this subdivision as recommended by
the Commission and outlined herein.
