HomeMy WebLinkAbout90-238 0; - w . i :~omMm RESOLUTION NO. 90-238 A RESOLUTION SETTING FORTH THE REZONING OF LOT 5, BLOCK F, GOLDEN SAGE RANCHOS #67, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 4, 1990, a public hearing was conducted to determine whether approval should be granted to Ralph and Linda Lambert, Huntington Beach, California, for a ,~ '~'~':l"l;; ~~ rezoning from existing A-R/2A (Agricultural Residential/Two Acre r;~T~ Minimum Lot Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Golden Sage Ranchos #67 is located approximately ten (10) miles west of the Highway 68/93 junction and one (1) mile north of Highway 68. The subject property is accessed from Highway 68 via Egar Road then north to Agua Fria Drive, thence west to Dilkon Road, thence north one-half (.5) mile top the northeast corner of the Dilkon Road/Simon Drive intersection. The condition of Dilkon Road deteriorates from bladed to semi- ~~..-'" i~ bladed and there is a small, deep wash just south of Simon Drive. -:'.,!':;~ -:"'.""'1 ,~~ Surrounding land use is mostly vacant land with some homes south '..~-..4.~~~.' :~ ~"'~ ./!I. ~:7'~ ,~ .~~~~ , "~',?i ..~ . ~E 2 OF 3 BK 1787 PG 3~9 (FEE~90- 63577) Resolution 90-238 Page 2 of the wash, and WHEREAS, review of floodplain map #040058-2125B indicates this area to be clear of flooding potential, and WHEREAS, the applicant wishes to split this lot so that the resulting two (2) parcels will front Dilkon Road. If this two (2+) plus acre parcel is split, it will create two (2) one (1+) plus acre parcels that would meet the minimum size requirement of the A-R zone, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on August 8, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a mlnlmum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed two (2) acres exclusive of road easements. 5. The Parcel Plat shall show any surface drainage. 6. Such change shall not be effective for at least thirty (30) days after approval of the change in classification by the Board, being October 4, 1990, as per A.R.S. 11-829E. ~;~;~ f:~ ".."'.~~ ~It~1 ~~ ~- '.,..<'""'!"~... ..~.~ "0:"50. 'GE '3 OF '3 BK 1787 PG 350 (FEEt90- 63577) Page 3 Resolution No. 90-238 WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 20, 1990, and posted August 17, 1990 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 4, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
