MICROF1U,'ED 34~ RESOLUTION NO. 90-237 A RESOLUTION SETTING FORTH THE REZONING OF slz LOT 7, PARADISE ACRES UNIT #1, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/lA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 4, 1990, a public hearing was conducted to determine whether approval should be granted to Sharon L. Bergren, Kingman, Arizona, for a rezoning from existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R/IA (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Paradise Acres Unit #1 is located approximately two (2) miles west of the Highway 68/93 junction and approximately one half (.5) mile south of Highway 68. The subject property is accessed from Highway 68 south on Aztec Road, then east on Tanger ine Drive. The parcel in question lies between Hano Road and Heber Road on the north side of the street, and WHEREAS, review of floodplain map #040058-2325B indicates this area to be clear of flooding potential, and ~?,;;'f~~ r,~;' ~3:J ~~~ ,~~ i.~ '~ ~{~~1 ~ . ~GE 2 OF 3 BK 1787 PG 3+6 (FEEt90- 63576) Page 2 Resolution No. 90-237 WHEREAS, the applicant wishes to split this parcel into two ( 2 ) one (1) acre parcels and one ( 1) 2.26 acre parcel. The request of the applicant is a rezone from A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R (Agricultural Residential), however, staff will probably recommend that only the west half of this parcel be designated as A-R (Agricultural Residential), and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on August 8, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. That this zone change be effective for the western half of this parcel only and the eastern half remain A-R/2A. 2. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The establishment of a ml.nl.mum lot size based on the size of parcels per the recorded Parcel Plat. 4. Each parcel shall have legal access. 5. The eastern parcel exclusive of road parcels shall meet road easements. shall meet or exceed two (2) acres easements. The two (2) western or exceed one (1) acre exclusive of 6. The Parcel Plat shall show any surface drainage. 7 . Such change shall not be effective for at least thirty (30) days after approval of the change in classification by the Board, being October 4, 1990, as per A.R.S. 11-829E.
