A RESOLUTION SETTING FORTH THE REZONING OF LOT 1797, PARADISE
ACRES UNIT 8 SECTION 33, TOWNSHIP 20 NORTH, RANGE 18 WEST, FROM:
A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/lA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 4, 1990, a public hearing was
conducted to determine whether approval should be granted to
Kenneth R. Yankee, San Diego, California, for a rezoning from
existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum
Lot Size) zone, located in the Golden Valley area, and
WHEREAS, Paradise Acres Unit 8 is located eight (8) miles
southwest of Kingman and the Oatman Highway runs through this
subdivision.
The subject property is accessed off the Oatman
Highway via Indian Wells Road, a half-section road, to Sinola
Drive, thence east approximately six hundred (600') feet on the
north side of the street to Lot 1797, and
WHEREAS, review of floodplain map #040058-2500B indicates
this area is clear of flooding potential, and

WHEREAS, surrounding land uses consist of homes on the east
and west sides of the property and vacant land on the opposite
side of the street. There is currently a house and garage on the
west side and an accessory building on the east side of the
parcel.
If this rezone is approved, this two (2+) plus acre
parcel could facilitate a split into two (2) one (1+) plus acre
parcels which would meet the size requirements for an A-R zone,
and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on August 8,
1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage.
6. Such change shall not be effective for at least thirty
(30) days after approval of the change in
classification by the Board, being October 4, 1990, as
per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,

Mohave County, Arizona on August 20, 1990, and posted August 17,
1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 4, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
