PAGE 1 OF 3 BOARD OF SUPERVISORS ".RECORDING FEE 0.00 He RESOLUTION NO. 90-234 A RESOLUTION SETTING FORTH THE REZONING OF THE S~ NW~ SE~ SECTION < 2-1'; TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A- R/5A (AGRICULTURAL RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 4, 1990, a public hearing was conducted to determine whether approval should be granted to Delmar and Grace Hoff, Sunman, Indiana, for a rezoning from existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/5A (Agricultural Residential/Five Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Section 20 is located approximately five (5) miles west of the Highway 68/93 junction and two and one-half (2.5) miles south of Highway 68. The subject property is accessed off of Highway 68 via Verde Road south to Bolsa Drive then west to San Pedro Road, then north approximately one-quarter (.25) mile on the east side of the road, and WHEREAS, review of floodplain map #040058-2325B indicates ;Fi :~~ this area to be clear of flooding potential, and ,t~~~~~ t..-,_.< --,;:. :-:"1 It,;;3 .'" r.{~ ."."'~. ...."'..... [~~ l'~.~ [TriO' I..~~.;... c :..~.,:~ g .> . . 20F 3 BK 1787 PG 337 (FEE#90- 63573) Page 2 Resolution No. 90-234 WHEREAS, after dedication of roadway easements, this twenty (20) acre parcel will allow the creation of three (3) five (5+) plus acre parcels which would meet the A-R/5A minimum specifications, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on August 8, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2 . The establishment of a m1.n1.mum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed five (5) acres exclusive of road easements. 5. The Parcel Plat shall show any surface drainage. 6. That the Board of Supervisors accept the dedication of a thirty-five foot (35') right-of-way along San Pedro Road, thirty foot (30') right-of-ways along Santa Maria Road and Newgard Drive. Along with twenty foot (20') radii at the intersections of Newgard Drive and San Pedro and Santa Maria Roads, with the granting of eight foot (8') PUE' s along Newgard Drive, San Pedro and Santa Maria Roads as they are contiguous to this property through the approval of the resolution authorizing the zone change, and that the dedication and granting statement and dedication/granting be shown on the Parcel Plat. . 7. Such change shall not be effective for at least thirty (30) days after approval of the change in classification by the Board, being October 4, 1990, as per A.R.S. 11-829E. ", ',- . ~ 3 OF 3 ~1787 PG 338 (FEE~90- 63573) _.,~-, Resolution No. 90-234 Page 3 "j WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 20, 1990, and posted August 17, 1990 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 4, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
