A RESOLUTION SETTING FORTH THE REZONING OF THE NW~ SECTION 13,
TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS
SUNSET RANCHOS, TRACT 4046-C, FROM: A-R (AGRICULTURAL-
RESIDENTIAL) ZONE, PROPOSED TO BE: R-O (SINGLE FAMILY
RESIDENTIAL/MOBILE HOMES PROHIBITED) ZONE, LOCATED IN THE SOUTH
MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on September 17, 1990, a public hearing was
conducted to determine whether approval should be granted to

representative,
Bullhead City,
Arizona, for
a rezoning from
existing A-R (Agricultural-Residential) zone to R-O (Single
Family Residential/Mobile Homes Prohibited) zone, located in the
South Mohave Valley area, and
WHEREAS, This proposed subdivision is located approximately
one ( 1) mile east of Highway 95 at the southeast corner of
Mountain View Road and Sterling Road. This ninety-four (94) acre
site is on the east side of Mountain View Road.
Access is
provided to this development from Highway 95 via Sterling Road to
Mountain View Road.
Moreover, Bullhead City I s southern most
boundary is contiguous to Sterling Road, up to Mountain View
Road, and

WHEREAS, Riverview Ranches, Tracts 4005 A & B, are
contiguous to this subdivision's southern boundary.
Sunset
Ranchos, Tract 4046-B is adjacent to this proposed subdivision's
eastern border.
The project is located on the western alluvial
slope of the Black Mountains and is subject to flash flooding.
Certain areas are designated by FEMA as subject to flooding. The
South Mohave Valley Area Plan is amended in order to designate
this area for potential single family residences. The developer
is proposing a total of 276 lots with a density of 2.94 dwelling
uni ts per acre.
The plan depicts a minimum lot size of 8,000
square feet and a maximum lot size of 20,000 square feet. All
utilities have been addressed, and

WHEREAS, the preliminary subdivision plan was conditionally
approved by the Commission and Board in July, 1990, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on August 8,

recononendation of approval of the zone change request with the
following conditions noted:

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 17, 1990, and in the Mohave
Valley News, and posted August 20, 1990 as required by Arizona
Revised Statutes, and the Mohave County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their special meeting on Monday, September 17, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
