A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE ON LOT
159, LAGOON ESTATES UNIT #2, SECTION 35, TOWNSHIP 18 NORTH, RANGE
22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held September 4, 1990 a public hearing was
conducted to determine whether approval should be granted to
Jackson and Barbara Long, Mohave Valley, Arizona for a Zoning Use
f(~ Permit to establish a residence in a C-2 (General Commercial)

zone, and
WHEREAS, Lagoon Estates #2 is located approximately nine and
one-half (9.5) miles south of Bullhead City and fronts on the
east side of Highway 95. The subject property is accessed from
Highway 95 via South Drive, a half section road, approximately
400 feet east on the south side of the street, and
WHEREAS, review of Floodplain map #040058-2605C indicates
this area to be in a "B" flood zone. The subdivision currently
has a mixture of commercial and residential uses, and

WHEREAS, the applicant wishes to acquire a Zoning Use Permit
in order to place a mobile home on the property as a residence,
and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on August 8,
1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. That Zoning/Building permit(s) be obtained.
2.
If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.

This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
4. That the mobile home shall be used as a residence only
and shall not be used in conjunction with the
underlying C-2 (General Commercial) zoning. If the
underlying C-2 zoning were to be exercised by the owner
of the property then a rehearing of this ZUP would be
required.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 4, 1990 approved
this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
outlined herein.
