HomeMy WebLinkAbout90-227 ~) ~ ~IC . ~. . 0.00 He RESOLUTION NO. 90-227 A RESOLUTION AMENDING THE ADOPTED MOHAVE VALLEY SOUTH AREA PLAN, TO INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN ALREADY DESIGNATED FOR SPECIFIC USE, TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MOHAVE COUNTY WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on September 17, 1990, a public hearing was conducted to amend the adopted Mohave Valley South Area Plan, to include an additional area contiguous to the dedicated plan, ~~ limited to the NW~ Section 13, Township 19 North, Range 22 West, ~;~;; and WHEREAS, Section 13 is located due south of Bullhead City and is approximately one (1) mile east of Highway 95. Section 13' s northern border is Sterling Road and just east of Section 13, Sterling Road enters the Bullhead City corporate limits. The applicant desires to establish a portion of the NW~ as a Single . Family Residential designation. Except for this portion, the rest of the section has been developed with approved subdivision, i.e., Riverview Ranches, Tracts 4005 A, B, C, & D; Sunset Ranchos, Tracts 4046 A & B; and La Mesa Acres, Tract 4038. ~.~ ~W~ .r~ "r('<?l "~;-:;J .7"',i".~ L~ Sunset Ranchos, Tract 4046 C is slated to occupy this area under consideration and has received conditional approval for a preliminary plat. The current drawing shows this area as Single Family Residential, but this was an error on part of the consultant working on the project. The action, if approved, will rectify this error and allow Sunset Ranchos, Tract 4046-C to proceed with a rezone application and final plat preparations, and WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use Master Plan which is designed to conserve natural resources, aid public spending, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, the Planning and Zoning Commission held a public hearing on August 8, 1990 at which time the Commission, by unanimous vote, recommended APPROVAL of the Mohave Valley South Area Plan update, and that they further recommend the Board of Supervisors approve the same, based on the following: \ 1. That there exists plans to implement the designated land use within the near future. 2. That all property owners in each section be notified, by first class mail, two (2) weeks before the Board meeting on September 17, 1990. L~"'~~~ r;(.j !. ,.1 ..,:. - ~I:;' WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 20, 1990 and in the Mohave Valley News, and posted August 20, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, September 17, 1990 approved and adopted this update of the Mohave Valley South Area Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein. ~~ ..~;:~ I MORAVE COUNTY BOARD OF SUPERVISORS d'~' /~4~ Lois J.
