PAGE 1 OF 3 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE 0.00 NC RESOLUTION NO. 90-303 A RESOLUTION DENYING THE MOBILE HOME PARK PLANS FOR ATHANA MOBILE ----- HOME PARK, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 5, 1990, a public hearing was conducted to determine whether approval/denial should be granted to James R. Athanas, Fort Mojave, Arizona, for a mobile home park, located in the South Mohave Valley area, and WHEREAS, This proposed mobile home park is located one and one-eighth mile east of Highway 95, is east of Mountain View Road, and fronts along the south side of El Rodeo Road, and WHEREAS, The applicant is requesting a development of a mobile home rental park on this roughly ten (10) acre parcel. The section to the north, across El Rodeo Road is State Trust Land. The property to the south of this site, Beverly Hills Estates, is a one (1) acre plus residential lot subdivision. The property to the west has been divided into parcels ranging in size from 1 to 2.5 acres. Those parcels front along Mountain , View and El Rodeo Roads. Resolution 90-303 Page 2 WHEREAS, The rezone for this project was approved on January 16, 1988 via Resolution P&ZC: 88-215. Moreover, that resolution approved the rezone of this property from A-R (Agricultural- Residential) to R-MH/8A (Residential Mobile Homes/Eight Acre Minimum Lot Size) with the condition that the access road, EI Rodeo Road, be improved and paved prior to initiating a mobile home park use on this site and that mobile home park plans shall be submitted and approved in accordance with Section 27-1 of the Mohave County Zoning Ordinance, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 10, 1990, there was generated a recommendation of DENIAL of the mobile home park plans based on the following reasons: 1. In review of the plans submitted, the Commission has found over 30 items needing comments and, the Commission feels this item is not ready to be brought forward. 2. The Commission has learned that this property has been sold and the new owner wishes to modify the existing plans. 3. The Commission recommends this item be DENIED, and new plans, when submitted, shall be review by the Commission. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on October 19, 1990, and posted October 18, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and PAGE 2 OF 3 BK 1816 PG 938 (FEEt90- 77595) ~ . . Resolution 90-303 Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 5, 1990 denied these mobile home park plans as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
