A. RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PEID![IT TO
ESTABLISH A MOBILE HOME AS A RESIDENCE IN A C~2 (GlmERAL
COMMERCIAL) ZONE ON LOT 8, SUNHAVEN HOMESITES, LOCATED IN THE
KINGMAN AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held October 1, 1990 a public hearing was
conducted ,to determine whether approval should be granted to
Vernon L. and Judy J. Smith, Mission Hills, California for a
~i Zoning Use Permit to establish a mobile home as a residence in a

~~ C-2 (General Commercial) zone, and
WHEREAS, Sunhaven subdivision is bounded by Diagonal Way,
Northern Avenue, and Highway 66. Lot 8 is accessed from Highway
66 via Sunhaven Lane west to Able Drive, thence. north 125 feet on
the east side of the street, and
WHEREAS, review of floodplain map *040058-216~;C indicates
this area to be clear of flooding potential, and
WHEREAS, surrounding land uses consist of residential uses
f~ to the west and south; vacant land to the north and east. There

~~ remains the possibility that the vacant lots to the north could

have commercial uses. However, there are few commercial lots in

this subdivision although the lots east of Able Drive have been
zoned commercial, and
WHEREAS, a public hearing before the Mohave County Plemning
and Zoning Commission on September 12, 1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. That Zoning/Building permit be obtained.
2. If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.

This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and "welfare!.
4. That the mobile home shall be used as residenCE! only
and shall not be used in conjunction with the
underlying C-2 (General Commercial) zoning. If the
underlying C-2 zoning were to be exercised by the owner
of the property then a rehearing of this ZUP would be
required.

Daily Miner, a newspaper of general circulation in KiNgman,

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
