A RESOLUTION SETTING FORTH APPROVAL OF THREE ( 3) ZONING USE
PERMITS TO ESTABLISH A MOBILE HOME AS A RESIDENCE IN A C-2
(GENERAL COMMERCIAL) ZONE ON LOTS 5, 6, & 7, BLOCK 111, NEW
KINGMAN ADDITION UNIT 8, TRACT 1101, LOCATED IN THE KINGMAN AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held October 1, 1990 a public hearing was
conducted to determine whether approval should be granted to Alta
B. Trent, Kingman, Arizona for a zoning Use Permit to establish a
mobile home as a residence in a C-2 (General Commercial) zone,
and
WHEREAS, New Kingman Addition #8, Tract 1101, is located
approximately one and one-half (1.5) miles east of Stockton Hill
Road and immediately north of Northern Avenue. These parcels are
accessed off of Northern Avenue via North Bank Street, north to
John L Avenue, thence west approximately 200 feet on the south
side of the street, and
WHEREAS, review of floodplain map #040058-2165C indicates
the frontage of these parcels border a ~B~ class flood zone, and

WHEREAS, surrounding land uses consist of residential to the
west, vacant land to the other sides.
Existing commercial uses
consist of an accessory building three (3) lots away and the
Disabled American Veteran's building to the northeast.
This
neighborhood appears to be primarily residential, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. That Zoning/Building permit(s) be obtained.
2 .
If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
3. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board the continued use of the property would be
contrary to the public health, safety, and welfare.
4. That the mobile homes shall be used as residences only
and shall not be used in conjunction with the
underlying C-2 (General Commercial) zoning. If the
underlying C-2 zoning were to be exercised by the owner
of the property then a rehearing of this ZUP would be
required.
5. The mobile home(s) shall have an affixed ~HUD~ label
certifying that the unit has been manufactured as
mobile home(s).

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by the Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
