MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 NC RESOLUTION NO. 90-291 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A HOUSE AS A RESIDENCE IN CONJUNCTION WITH A COMMERCIAL GREENHOUSE IN A C-2 (GENERAL COMMERCIAL) ZONE ON LOT 180 OF VALLE VISTA UNIT iI, TRACT 1192, LOCATED IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 1, 1990 a public hearing was conducted to determine whether approval should be granted to Jay M. and Virginia B. Kulp, Coudersport, Pennsylvania for a Zoning Use Permit to establish a house as a residence in conjunction with a commercial greenhouse in a C-2 (General Commercial) zone, and WHEREAS, Valle Vista, Tract 1192, is approximately twelve (12) miles north of Kingman and has frontage on Highway 66. Concho Drive is a main access point to this tract. The subject property is located on the southeastern corner of Concho Drive and Cochise Circle South, and WHEREAS, review of floodplain map #040058-2025B indicates this area to be clear of flooding potential, and ?~-~~j ',. ....;.;..,., ~,~ ,< , ,.1.-"; 1'-:' "".,' f:~~ '."~i t~ . . 2 OF 3 1800 PG 411 (FEEt90- 69918) Resolution No. 90-291 Page 2 WHEREAS, this subdivision has some homes constructed on it and is experiencing some infill activity, and WHEREAS, the applicant wishes to establish a commercial greenhouse in conjunction with a residence in a commercial zone. The applicant asserts that they need to be on-site to supervise and maintain the greenhouse facility, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on September 12, 1990 did generate a recommendation of approval of the Zoning Use Permit with the following conditions: 1. The applicant comply with all applicable provisions of Sections 25, 26, 27, and 31 of the Mohave County Zoning Ordinance. 2. Any display area shall be surrounded by a solid screen fence. This fence should extend two (2') feet above the highest item to be stored, with a minimum of six (6') feet and a maximum of eight (8') feet in height. Such fence shall display no advertising. 3. Parking area for the greenhouse shall be paved in accordance with Standard Specification No. 171 or better. Entrance/Exit to parking shall be limited to a defined entrance/exit point which allows for pull- through delivery, which is a minimum of forty-five (45') back from Concho Drive. 4. If use has not commenced within one (1) year of the Board of Supervisors' approval of the Zoning Use Permit or if the use has been discontinued for six (6) months, then the approval shall terminate at that date. #_z . . 3 OF 3 , 1800 PG H2 (FEE~90- 69918) Resolution No. 90-291 Page 3 5. This Zoning Use Permit is subject to revocation upon sixty (60) days notification by the Board of Supervisors, if in the opinion of the Commission and Board the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 24, 1990, and posted August 29, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, -~~ '::_} at their regular meeting on Monday, October 1, 1990 approved this ~,"'~ ~:~{;Z] Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
