RESOLUTION NO. 90-288
A RESOLUTION SETTING FORTH THE REZONING OF THE S 3/4 E~ SW~ NW~
SECTION 17, TOWNSHIP 20 NORTH, RANGE 14 WEST, FROM: A-R/36A
(AGRICULTURAL RESIDENTIAL/THIRTY-SIX ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) AND A-R/5A (AGRICULTURAL RESIDENTIAL/FIVE ACRE
MINIMUM LOT SIZE) ZONES, LOCATED IN THE MOHAVE COUNTY GENERAL
AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine whether approval should be granted to
Robert E. and Patricia Adams, Mohave Valley, Arizona for a
rezoning from existing A-R/36A (Agricultural Residential/Thirty-
six Acre Minimum Lot Size) zone to A-R/10A (Agricultural
Residential/Ten Acre Minimum Lot Size) and A-R/5A (Agricultural
Residential/Five Acre Minimum Lot Size) zones, located in the
Mohave County General area, and
WHEREAS, Section 17 is located approximately fifteen (15)
miles east of Kingman and approximately three (3) miles south of
1-40. The subject property is accessed from Kingman via 1-40 to
Blake Ranch Road, thence south approximately four (4) miles south
to a well bladed access road on the east side of Blake Ranch
Road, then approximately one (1) mile east to Lot 61 of Section
17. The access road splits this lot and the applicant wishes to

rezone the southern two-thirds (2/3) of this lot. The applicant
wishes to create a ten (10) acre and a five (5) acre parcel from
this fifteen plus (15+) acre parcel, with both parcels having
frontage on the access road, and
WHEREAS, review of floodplain map #040058-2375B indicates
this area to be clear of flooding potential, and
WHEREAS, surrounding land uses consist of some homes by
Blake Ranch Road and the access road, and the remaining area is
vacant.
The access road is bladed and appears fairly well
~ maintained, and

WHEREAS, a public hearing before the Mohave County Planning
and zoning Commission on September 12, 1990 did generate a
recoImRendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a minimum lot size of parcels per
the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed five (5) acres
exclusive of road easements.

The Parcel Plat shall show any surface drainage or FEMA
flood zones.

6.
That the Board of Supervisors accept the dedication of
a thirty-five (35') foot right-of-way along and through
the existing road easement along the northern portion
of this property through the approval of the resolution
authorizing the zone change, and that the dedication
statement and dedication be shown on the Parcel Plat.
7. The rezone shall not become effective for at lease
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
NOVEMBER 1, 1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona Revised Statutes, and the Mohave

County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
