A RESOLUTION SETTING FORTH THE REZONING OF THE NE~ AND E~ SE~
PARCEL 222, SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM:
A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/4A (AGRICULTURAL RESIDENTIAL/FOUR ACRE
MINIMUM LOT SIZE) AND A-R/9A (AGRICULTURAL RESIDENTIAL/NINE ACRE
MINIMUM LOT SIZE) ZONES, LOCATED IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine whether approval should be granted to
Richard J. Monroe, Kingman, Arizona for a rezoning from existing
A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone
to A-R/4A (Agricultural Residential/Four Acre Minimum Lot Size)
and A-R/9A (Agricultural Residential/Nine Acre Minimum Lot Size)
zones, located in the Golden Valley area, and
WHEREAS, Section 4 is located approximately five (5) miles
west of the Highway 93/68 junction and approximately one-half
(.5) mile north of Highway 68.
Parcel 222 is located
approximately one (1) mile north of Highway 68 and is bounded by
Burro Drive, Maverick Road, Belle Drive, and Magma Road. The
subject property is the east one-half of Parcel 222 minus the
southwest five (5) acres and has frontage on Maverick Road
between Burro and Belle Drives, and

WHEREAS, review of floodplain map #040058-2150B indicates
potential flooding on a portion of this parcel, and
WHEREAS, surrounding land uses consist of mostly vacant land
and residential uses. Access to this property from Highway 68 is
possible from Adobe Road or Verde Road to Burro Drive then to
Maverick Road.
The applicant wishes to split this fifteen (15)
acre parcel into five (5) and ten (10) acre parcels, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. That the south five (5+) acre parcel be rezoned from A-
R/10A to A-R/4A and the northern ten (10~) acre parcel
be rezoned from A-R/10A to A-R/9A.
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.

Each parcel shall have legal access.
The southern parcel shall meet or exceed four ( 4 ) acres
exclusive of road easements.
The northern parcel shall meet or exceed nine ( 9 ) acres
exclusive of road easements.

7. The Board of Supervisors accept the dedication of a
thirty-five (35') right-of-way along with an eight (8')
foot PUE contiguous to this property on *~$& Drive,
Maverick Road, and a dedication of a thirty (30') foot

right-of-way with an eight (8') foot PUE contiguous to
this property on*~~ Drive, in conjunction with two
( 2) twenty (20 ') foot radii at the intersection of
Belle Drive and *~ Road and the intersection of
Burro Drive and Maverick Road. This shall be approved
through the recording of the resolution authorizing
this zone change and that the dedication statement and
dedication be shown on the Parcel Plat.
8. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
NOVEMBER 1, 1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1,1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
