RESOLUTION NO. 90-286
A RESOLUTION SETTING FORTH THE REZONING OF THE N~ NE~ PARCEL 225,
BEING THE SW~ NE~ SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST,
FROM: A-R/10A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO
ACRE MINIMUM LOT SIZE) AND A-R/IA (AGRICULTURAL RESIDENTIAL/ONE
ACRE MINIMUM LOT SIZE) ZONES, LOCATED IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine whether approval should be granted to

Howard D. Nalley, Kingman, Arizona for a rezoning from existing
A-R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone
to A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size)
and A-R/1A (Agricultural Residential/One Acre Minimum Lot Size)
zones, located in the Golden Valley area, and
WHEREAS, Section 4 is located approximately five (5) miles
west of the Highway 68/03 junction and approximately one-half
(.5) mile north of Highway 68.
Parcel 225 is located
approximately three-quarters (.75) mile north of Highway 68 and
is bounded by Earl Drive, Adobe Road, Burro Drive, and Mobile
Road.
The subject property is accessed off of Highway 68 via
Adobe Road and occupies the southwest corner of the Adobe Road

WHEREAS, review of floodplain map #040058-2150B indicates
flooding potential for a portion of this parcel, and
WHEREAS, surrounding land uses consist of some homes to the
south and west with mostly vacant land to the north and east.
The applicant desires to split this five (5) acre parcel into two
(2) one plus (1+) and one (1) two plus (2+) acre parcels, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recoIlUllendation of approval of the zone change request with the
following conditions noted:
1. That the two (2) western parcels of 1.26 acres each be
rezoned from A-R/ lOA to A-R/1A and the eastern 2.51
acre parcel be rezoned from A-R/10A to A-R/2A.
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two (2) western parcels shall meet or exceed one
(1) acre exclusive of road easements.
6. The eastern parcel shall meet or exceed two (2) acres
exclusive of road easements.

7. That the Board of Supervisors accept the dedication of
a thirty-five (35') foot right-of-way along with an
eight (8') foot PUE contiguous to this property on
Burro Drive and a forty-two (42') foot right-of-way
wi th an eight (8') foot PUE contiguous to Adobe Road,
in conjunction with a twenty (20') foot radius at the
intersection of Burro Drive and Adobe Road. This shall
be approved by the recording of the resolution
authorizing this zone change and that the dedication
statement and dedication be shown on the Parcel Plat.
8. The Parcel Plat shall show any surface drainage or FEMA
flood zone.

thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
zoning Commission and outlined herein.
