RESOLUTION NO. 90-284 A RESOLUTION SETTING FORTH THE REZONING OF LOT 1, BLOCK G, GOLDEN SAGE RANCHOS UNIT 66, SECTION 3, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM: A-R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 1, 1990, a public hearing was conducted to determine whether approval should be granted to Raymond Meriwether, Lake Havasu City, Arizona for a rezoning from existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Unit 66 is located approximately nine (9) miles west of the Highway 68/93 junction and approximately one-half (.5) miles north of Highway 68. The subject property is accessed from Highway 68 via Egar Road north to Agua Fria Drive, thence east approximately 900 feet to the property which occupies the southwest corner of Agua Fria and Ehrenberg Road, and WHEREAS, review of floodplain map #040058-2125B indicates this area is clear of potential flooding, and ~ l;"i~'. !:)o<j-1;: . ;;t.=~.~ ~~ I:'Y~ r'.....~ t - .~.... LSJ . ~ 2 OF 3 BK 1300 PG 387 <FEEt90- 69911) Page 2 Resolution No. 90-284 WHEREAS, surrounding land uses consist of some homes and mostly vacant land, and WHEREAS, Golden Sage Ranchos #66 lies within the Golden Valley Improvement District, and WHEREAS, the applicant wishes to split this two plus (2+) acre parcel into two (2) one plus (1+) acre parcels so that both parcels have frontage on Agua Fria Drive, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on September 12, 1990 did generate a recommendation of approval of the zone change request with the following conditions noted: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 2. The establishment of a mlnlmum lot size based on the size of parcels per the recorded Parcel Plat. 3. Each parcel shall have legal access. 4. Each parcel shall meet or exceed one (1) acre exclusive of road easements. 5. The Parcel plat shall show any surface drainage or FEMA flood zones. 6 . The rezone shall not become effective for at least thirty (30) days after final approval of the change in classification by the Board of Supervisors, being NOVEMBER 1, 1990, as per A.R.S. 11-829E. . .. . ~ 3 OF 3 BK 1800 PG 388 (FEEt90- 69911) Resolution No. 90-284 Page 3 '1 WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 24, 1990, and posted August 29, 1990 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 1, 1990 approved this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein. ,'-~~ MORAVE COUNTY BOARD OF SUPERVISORS , ,~~-~;..; ~~,. ~ ...........,-~ :~ ~~ ~dJ/~ Lois J.
