A RESOLUTION SETTING FORTH THE REZONING OF THE NW~ NW~ PARCEL 92,
BEING THE SECTION 15, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-
R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine whether approval should be granted to

William and Leza Heed, Kingman, Arizona for a rezoning from

'~~.,~:~ existing A-R/2A (Agricultural Residential/Two Acre Minimum Lot
Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum
Lot Size) zone, located in the Golden Valley area, and
WHEREAS, Section 15 is located approximately three (3) miles
west of the Highway 68/93 junction and approximately one-half
(.5) mile south of Highway 68. Parcel 92 has frontage on Aztec
Road and bounded on the north by Crystal Drive.
The subject
property occupies the southeast corner of Crystal Drive and
Arivaca Road, and

WHEREAS, surrounding land uses consist of homes on Parcel 92
and vacant land in other parcels. The applicant wishes to split
this 2.5 acre parcel into two (2) one plus (1+) acre parcels.
Previous zoning activity for this parcel occurred in 1988 when
this 2.5 acre parcel was created, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1.
Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2 .
The establishment of a minimum lot size based on the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed one (1) acre exclusive
of road easements.
5. The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6. That the Board of Supervisors accept the dedication of
a thirty (30') foot right-of-way along with an eight
(8') foot PUE contiguous to this property on Arivaca
and Crystal Roads, in conjunction with a twenty (20')
foot radius at the intersection of Arivaca and Crystal
Roads. This shall be approved through the recording of
the resolution authorizing this zone change, and that
the dedication statement and dedication be shown on the
Parcel Plat.
7.
The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
NOVEMBER 1, 1990, as per A.R.S. 11-829E.

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
