A RESOLUTION SETrING FORTH THE REZONING OF THE NWI, PARCEL 223,
BEING THE SW~ NE\ SECTION 4, TOWNSHIP 21 NORTH, RANGE 18 WEST,
FROM: A-R/IOA (AGRICULTURAL RESIDENTIAL/TEN ACRB MINIMUM LOT
SIZE) ZONE, PROPOSED TO BE: A-R/4A (AGRICULTURAL RESIDENTIAL/FOUR
ACRE MINIMUM: LOT SIZE) AND A-R/2A (AGRICULTURAL RESIDENTIAL/'l'WO
ACRE MINIMUM LO~ SIZE) ZONES, LOCATED IN THE GOLDEN VALLEY AREA,
MOHAVE COUNTY, ARIZORA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a publiC hearing was
conducted to determine whether approval should be granted to
Judith A. Bisnett, Mohave Valley, Arizona for a rezoning from
existing A-~/l0A (Agricultural ResidentialjTgn AcrQ Minimum Lot
Size) zone to A-R!4A (Agricultural Residential/Four Acre Minimum
Lot Size) and A-R/2A (Agricultural Residential/Two Acre Minimum
Lot Size) zone6, located in the Golden Valley area, and
WHBREAS, Section 4 is located approximately five (5) miles
west of the Highway 93/68 junction and approximately one-half
(.5) mile north of Highway 68.
Parcel 223 is located
approximately one (1) mile north of Highway 68 and is bounded by
Burro Drive, Maverick Road, B0l1e Drive, and Mobile Road. The
subject property is the northwest quarter of Farcel 223 and has
frontage on Maverick Road and Belle Drive, and

WHEREAS, review of floodplain map 1040058-2150B indicates
potential flooding on a portion of this parcel, and
WHEREAS, surrounding land uses com;ist of mostly vacant land
and residential uses. Access to this property from Highway 68 is
possible from Adobe Road or Verde Road to Burro Drive then to
Maverick Road. The applicant wishes to split this ten (10) acre
parcel into one (1) five (5) and two (2) two & one-half (2.5)
acre parcels, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recOIIIIIlendation of app,roval of the zone change request with the
following conditions noted:
1. That the western two (2) parcels of 2.5 acres each be
rezoned from A-it/lOA to A-R/'2A and the northeastern
five (5) acre parcel be rezoned from A-R/10A to A-R/4A.
2. Submittal and recordation of a Parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establ ishment of a minimum lot size based on the
size of parcels per the recorded parcel Plat.
4. Each parcel shall have legal access.
5. The two (2) most western parcels shall meet or exceed
two (2) acres exclusive of road easements.
6. The northeastern parcel meet or exceed four (4) acres
exclusive of road easements.
7. That the Board of Supervisors accept the dedication of
a thirty-five (35') foot right-of-way along with an
eight (8') foot PUE conti9uOUS to this property on

Maverick Road and thirty (30') foot right-of-way along
with an eight (8') foot PUE on Belle Road in
conjunction with a twenty (20 ') foot radius at the
intersection of Maverick Road and Belle Road. This
shall be approved through the recording of the
resolution authorizing this zone change and that the
dedication statement and dedication be shown on the
Parcel Plat.
8. The Parcel plat shall show any surface drainage or FEMA
flood zones.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of supervisors, being
NOVEMBER 1, 1990, as per A.R.S. 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona ~evised Statutes, and the Mohave
County Zoning Regulations, and
NON THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
