'~b~:.f :,,;, "" /~'? !10HAVE COUNTY BOARD OF SUPERVISORS '.,~,,:;~ RECORDING FEE 1).00 He RESOLUTION NO. 90-278 A RESOLUTION DENYING THE REZONING OF E~ PARCEL 4, SUNWEST ACRES, TRACT 1027, SECTION 21, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/IA (AGRICULTURAL RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 1, 1990, a public hearing was conducted to determine whether approval/denial should be granted }~~ to Mary Beeman, Kingman, Arizona, for a rezoning from existing A- .~ .~,.: "-:J: ~~ R/10A (Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-R/1A (Agricultural Residential/One Acre Minimum Lot Size) zone, located in the Golden Valley area, and WHEREAS, Sunwest Acres, Tract 1027, is located approximately four and on-half (4.5) miles west of the Highway 68/93 junction and two (2) miles south of Highway 68. The subject property is accessed from Highway 68 south approximately two (2) miles on the west side of Adobe Road, and WHEREAS, review of Floodplain map #040058-2325B indicates this property is bisected by a designated floodplain, and ~ 1_ . ~E 2 OF 3 BK 1800 PG 370 (FEE~90- 69905) Page 2 Resolution No. 90-278 WHEREAS, all five (5) of these lots are currently larger than two (2) acres. A rezone from A-R/10A (Agricultural- Residential/Ten Acre Minimum Lot Size) zone to A-R/1A (Agricul tural-Residential/One Acre Minimum Lot Size) zone would facilitate numerous splits, hence, a modification of this zoning request would be necessary, and WHEREAS, it appears that Lots 4 D, E, F, & G were created around the same time as the zoning overlay of 1987, and these splits appear to have created a subdivision. The Planning and Zoning Commission received information from the Arizona State ~ ~ Department of Real Estate indicating this, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 12, 1990, generated a recommendation of DENIAL of the zone change request from the Planning and zoning Commission, and WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 24, 1990, and posted August 29, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and t~ ~:~ ,...,~ l~P, ~~ .. ,t. . . 3 OF 3 ~, 1300 PG 371 (FEE~90- 69905) Resolution No. 90-278 Page 3 ., '" .:~. ~. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 1, 1990 denied this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
