A RESOLUTION SETTING FORTH THE REZONING OF LOT 13, BLOCK K,
GOLDEN SAGE RANCHOS UNIT #55, FROM: A-R (AGRICULTURAL
RESIDENTIAL) ZONE, PROPOSED TO BE: C-M (COMMERCIAL MANUFACTURING)
ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine whether approval should be granted to Roy
Spradling, Riviera, Arizona for a rezoning from existing A-R
(Agricultural Residential) zone to C-M (Commercial Manufacturing)
zone, located in the Golden Valley area, and
WHEREAS, the subject property is located approximately three
(3) miles west of the Highway 93/68 intersection.
Lot 13 is a
2.3 acre parcel located 727 feet south of the southeast corner of
Heber Road and Highway 68 in Block K.
Block K of Golden Sage
Ranchos #55 is traversed by Highway 68, and
WHEREAS, this zone change is being requested so that the
applicant may establish a sheet metal shop and storage business.
This area has developed with mixed uses. The subject property is
surrounded by single family structures and mobile homes, and

WHEREAS, a review of the Sacramento Valley Area Plan update
as presented to the Board of Supervisors under Resolution No. 90-
276 (a prerequisite of approval required for this action to be
approved) would authorize the proposed use and subsequent
approval of this request as conditioned, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on September 12, 1990 did generate a
recoRURendation of approval of the zone change request with the
following conditions noted:
1.
The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Ordinance.
2 .
The development shall have adequate parking facilities.
3. Arizona Department of Environmental Quality approves
the water supply and distribution system.
4. Arizona Department of Health Services or Mohave County
Health Department approves the method or design of the
sewage systems proposed for this development.
5. All paving (driveways and parking) be paved in
accordance with Mohave County Standard Specification
# 171 or better, and that such paving be completed
within ninety (90) days of the certification of
occupancy granted the building.

A solid masonry, concrete or earthen product wall not
less than six (6') feet in height or approved
landscaped berms, landscape screening or combinations
thereof shall be required along and adjacent to any
side or rear property line abutting any rural or
residential zone boundary, or any alley abutting such
zone boundary. Further, any access gates shall be
constructed of view-obscuring materials to provide
effective site screening. Approval of the alternative
screening methods listed above shall be by the Board of
Supervisors upon recommendation of the Commission.

7. Building/Zoning permit(s) shall be obtained.
8. Lot 13, Block K, Golden Sage Ranchos #55 shall revert
to 2.3 acres minimum lot size.
9. This rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board, being NOVEMBER 1, 1990, as
per A.R.S: 11-829E.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
