RESOLUTION NO. 90-276
A RESOLUTION MODIFYING THE ADOPTED GOLDEN VALLEY AREA PLAN, TO
INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN
ALREADY DESIGNATED FOR SPECIFIC USE, TO BE PART OF THE REVISED
COMPREHENSIVE PLAN FOR MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to modify the adopted Golden valley Area Plan, to
include an additional area contiguous to the dedicated plan,
..!~ limited to Golden Sage Ranchos, Unit 55, Section 11, Township 21

~~4 North, Range 18 West, and
WHEREAS, Golden Sage Ranchos #55 is located approximately
two and a half (2.5) miles west of the Highway 68/93 junction and
is bisected by Highway 68. Golden Sage Ranchos #55 is in Section
11, Township 21 North, Range 18 West and is bounded by Chino
Drive, Bacobi Road, Shipp Drive, and Aztec Road. As delineated
in the July 9, 1990 Area Plan Amendment Policy Statement, area
plan amendments must encompass, at a minimum, one (1) section.
The
applicant
desires
the
designation of
a
commercial
manufacturing area in this portion of Golden Valley, and

WHEREAS, to date, the Golden Valley Area Plan indicates the
following land uses in this section to be:
a commercial strip on the north and south sides of
Highway 68, this zone is typically one (1) lot in depth
a multifamily strip south of the south commercial strip,
this area is one (1) to two (2) lots in depth

WHEREAS, a public meeting was held on August 29, 1990 at the
Landowner' 5 Building in Golden Valley and public input from
property owners in Unit 55 was received.
Attendance was

WHEREAS, the Planning and Zoning Commission is required t9
recommend to the Board of Supervisors a County land use General
plan which is designed to conserve natural resources, aid public
spending, and promote the health, safety, convenience, and
general welfare of the public, and
WHEREAS, the Planning and Zoning Commission held a public
hearing on September 12, 1990 at which time the Commission, by
unanimous vote, recommended APPROVAL of the Golden Valley Area

Plan updal:e, and that they further recommend the Board of
Supervisor~, approve the same, based on the following:

This area is currently developing into a commercial district
with both highway and general commercial land uses as well
as multiple and single family residences. Information has
been gathered from several sources in order to evaluate the
possible impacts of implementation or adoption of this
proposed amendment. The potential land uses in this
section, for the most part, will remain unchanged. The most
notable difference in the land uses, will be the addition of
a commercial manufacturing potential. This type of
development should be encouraged in an established water
district and an area with a high degree of accessibility.
This amendment should present itself as a solidifier, rather
than the continuing of spot or strip zoning.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990 and in the Mohave
Valley News, and posted August 29, 1990 as required by Arizona

Revised Statutes and the Mohave County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved and
adopted this update of the Golden Valley Area Plan as recommended
by the Mohave County Planning and Zoning Commission and outlined
herein.
