RESOLUTION NO. 90-272 A RESOLUTION DENYING THE REZONING OF LOT 161, MORAVE MESA, TRACT 1021, FROM: C-2 (GENERAL COMMERCIAL) ZONE, PROPOSED TO BE: C-MO (COMMERCIAL MANUFACTURING/OPEN LOT STORAGE) ZONE, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 1, 1990, a public hearing was conducted to determine whether approval/denial should be granted to John M. & Joyce E. McIntyre, Mohave valley, Arizona, for a f-'S~ rezoning from existing C-2 (General Commercial) zone to C-MO ~~ (Commercial Manufacturing/Open Lot Storage) zone, located in the South Mohave Valley area, and WHEREAS, Mohave Mesa, Tract 1021, is located approximately two (2) miles south of Bullhead City and directly west of Highway 95. The subject property is located approximately two (2) miles south of Bullhead City and is accessed west off of Highway 95 via Corona Road and occupies the northwest corner of Corona Road and Huntington Road, and WHEREAS, review of floodplain map #040058-2445C indicates ,~~ ,~;~J ,:,,,~ ~,:~',"'~\,I' "u", ~ this area to be clear of any flooding potential, and .- - ~ 1~_:.d.3 ~ . .E 2 OF 3 1800 PG 352 (FEEt90- 69899) Resolution No. 90-272 Page 2 -, '.:1 WHEREAS, the applicant wishes to establish an air- conditioning sales and service operation. The South Mohave valley Area plan shows this area as C-2 with the C-M and C-MO designation directly to the east, and WHEREAS, surrounding land uses consist of residential to the west and commercial to the east. Lot 73, which is six (6) lots due south of this lot, was recently denied a similar request for C-MO zoning, and WHEREAS, the area in which this lot occupies is intended to r':":~ ::-'..-1\ .--- 1 ' -_-:-.~',,' (-.,.,-':-:,,; ~i~:}] be a transitional buffer between the commercial manufacturing and the single family residences in the approved plan. Without a change in the approved land use plan to allow this category of zoning, it cannot be rezoned as requested. This denial is consistent with previous actions by the Planning and Zoning Commission in the same buffer area, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 12, 1990, and after a review of the South Mohave Valley Area Plan and subsequent resolutions; there was generated a recoIImlendation of DENIAL of the zone change request from the Planning and Zoning Commission, -~ .~..~ and (~~ ; "''''-,-; ._~ .. ... . ~E 3 OF 3 8K 1800 PG 353 (FEE~90- 69899) Resolution No. 90-272 Page 3 ~ WHEREAS, the notice of hearing was published in the Mohave .:. ~f Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on August 24, 1990, and posted August 29, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 1, 1990 denied this change in zoning as recommended by the Mohave County Planning and Zoning Commission and outlined herein. ~ :;,J ~,~~ MORAVE COUNTY BOARD OF SUPERVISORS if~ V /U/CLA-/1 Lois J.
