A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO
ESTABLISH A MOBILE HOME PARK IN AN A-R (AGRICULTURAL RESIDENTIAL)
ZONE IN A PORTION OF THE SW~ SW~ SECTION 23, TOWNSHIP 19 NORTH,
RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held October 1, 1990 a public hearing was
conducted to determine whether approval should be granted to
Jerry G. Rowland, ROWLAND DEVELOPMENT, CO., INC., Bullhead City,
Arizona for a Zoning Use Permit to establish a mobile home park
in an A-R (Agricultural Residential) zone, and
WHEREAS, this property is located approximately two (2)
miles south of Bullhead City and approximately one-quarter (.25)
mile east of Highway 95 on the north side of EI Rodeo Road, and
WHEREAS, review of floodplain map #040058-2445C indicates
this area to be in a flood zone, however, these maps do not take
into account the new drainage structure just north of this
property, and
WHEREAS, the South Mohave Valley Area Plan indicates this
area has an A-R designation.
The applicant wishes to place a
mobile home park at this location.

this 25.32 acre parcel will hold 166 spaces with accompanying
amenities, and
WHEREAS, a public hearing before the Mohave County Planning
and zoning Commission on September 12, 1990 did generate a
recommendation of approval of the Zoning Use Permit with the
following conditions:
1. If construction or use has not commenced within one (1)
year of the Board of Supervisors' approval of the
Zoning Use Permit or if the use has been discontinued
for six (6) months, then approval shall terminate at
that date.
2.
This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of
Supervisors, if in the opinion of the Commission and
Board, the continued use of the property would be
contrary to the public health, safety, and welfare.
3. That zoning/Building permit(s) be obtained.

WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on August 24, 1990, and posted August 29,
1990 as required by the Arizona Revised Statutes and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission, subject to the conditions outlined herein.
