RESOLUTION SETTING FORTH APPROVAL OF A PETITION OF EXCEPTION FOR
THE OMISSION OF TEMPORARY TURNAROUNDS FOR MOUNTAINSIDE RANCH,
TRACT 4106-B, SECTION 6, TOWNSHIP 18 NORTH, RANGE 21 WEST,
LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine the approval of a Petition of Exception
for the omission of temporary turnarounds for Gunsight Road and
i~~~ Zach Drive of the approved preliminary subdivision plan for
1j Mountainside Ranch, Tract 4106-B, and
WHEREAS, the Commission at their meeting on September 12,
1990 did recommend conditional approval of a modified Petition of
Exception for Tract 4106-B.
Mountainside Ranch (Homes by Dave
Brown) is conditionally approved as a Preliminary Plan.
Three
phases have been submitted as Tracts 4106-A, 4106-B and 4106-C.
Tract 4106-A has been finaled by the Board of Supervisors. Unit
4106-B has a boundary that ends with streets cut off. The Mohave
County Subdivision regulations specify that when such a condition
occurs that turnaround easements shall be established until the

roads are extended.
The developers concern is that due to the
six thousand (6,000) square foot lots, this turnaround easement
encroaches into the buildable area. When unit C is recorded, the

two stub roads will be completed.
These stub streets will only
serve one ( 1) lot in this tract, thus there will be minimal
impact by the request.
WHEREAS, the Commission at their meeting on September 12,
1990 did recommend approval of the modified Petition of Exception
for Tract 4106-B as follows:
1. Temporary turnarounds.
The request is justified and shall comply to the following:

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 1, 1990 approved this
modified Petition of Exception as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
