RESOLUTION NO. 90-266
A RESOLUTION SETTING FORTH APPROVAL OF A REVISED PRELIMINARY
SUBDIVISION PLAN FOR LOS LAGOS, TRACT 4096, BEING THE S~ AND THE
NW~ SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED IN THE
SOUTH MORAVE VALLEY, MORAVE COUNTY, ARIZONA
WHEREAS, at the special meeting of the Mohave County Board
of Supervisors held on October 1, 1990, a public hearing was
conducted to determine the approval of the revised preliminary
subdivision plan and petition of exception for Los Lagos, Tract

WHEREAS, the owner/developer of this tract is Los Lagos
Limited Partnership, Santa Anna Heights, California, and
WHEREAS,
the
engineering
firm
responsible
for
the
preparation of the design of this subdivision is Holland West,
Inc., Englewood, Colorado with an office in Bullhead City,
Arizona, and
WHEREAS, Los Lagos subdivision, Tract 4096 was conditionally
approved as submitted by the Mohave County Board of Supervisors

WHEREAS,
the total tract was approved; however,
the
developer has requested a modification of that part of the Tract
to be Phase I.
Phase I includes a series of lakes with all
internal roads intended to be held as private roads, and
WHEREAS, this tract is bounded on the north by Lipan
Boulevard, on the south by Boundary Cone Road and on the west by
Mountain View Road. It is also the Tract that includes the start
of Bison Avenue, an off-section line major County arterial road,

WHEREAS, the modification involves the changes in some lot
lines, some cul-de-sac alignment, one additional one thousand
(1,000) foot long connector road and twenty four (24) additional
lots in an area previously reserved as a parcel. This requested
modification was requested simultaneously with submittal of Final
Tract 4096-A; however, action could not proceed with the Final
Plat until the modified Preliminary Plan is approved. The
redesign does not seem to affect the functioning of the traffic
circulation or utilities or the remainder of this tract or
adjoining tracts, and
WHEREAS, reviews have been received from the Mohave County

c~ considered or incorporated in the evaluation of this tract, and

WHEREAS, the Commission at their meeting on September 12,
1990
did
recommend
conditional
approval
of
the
revised
preliminary subdivision plan for Tract 4096 with the following
noted:
1. Los Lagos subdivision was approved January 8, 1990 by
Resolution No. 90-1. The total tract includes an 18-
hole golf course and a series of lakes. The golf
course area will include public roads. The lakes area,
in the northwesterly part, has private roads except for
the boundary roads, Mountain View and Lipan Boulevard.
2. A large parcel was originally reserved in the northeast
corner of this subdivision for multifamily units. The
Board approved the development of Parcel P for such a
use through Resolution 90-1. The developer has
proposed a revision to this original plan which would
revert Parcel P to residential, homes only uses with a
church site. This would increase the lot count by
twenty four (24) lots. The overall design includes
some new lots, street relocations, and lot line
adjustments.
3. The approved drainage for this tract included a joint
effort with McCormick Properties who are developing the
northeast corner of this section. This drainage
modification necessitates a redesign of Sun Valley
tract, now in process.
4. The drainage modification for Section 1 has been
accepted with Resolution No. 90-1. The lots of this
portion of Los Lagos were approved wi th the
understanding that they would connect to the Sorenson
Utili ties plant at Desert Lakes. Changes in ADEQ
requirements may require connection to the Fort Mojave
Tribal sewer line which will extend up Mountain View.
The remainder of the tract is already committed to the
Tribal system.
5. All other applicable conditions included in Resolution
No. 90-1 will apply to this revised plat.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at
their
regular
meeting on
Monday,
October
1,
1990,
conditionally approved this preliminary subdivision plan as
recommended by the Mohave County Planning and Zoning Commission
and outlined herein.
