'- ~. . 0.00 He RESOLUTION NO. 90-345 A RESOLUTION MODIFYING THE ADOPTED SOUTH MOHAVE VALLEY AREA PLAN, TO INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN FOR SINGLE FAMILY RESIDENTIAL, MULTIPLE FAMILY RESIDENTIAL, EXTENSION OF COMMERCIAL ON HIGHWAY 95, AND ADDITION OF COMMERCIAL MANUFACTURING POTENTIAL, TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 3, 1990, a public hearing was conducted to modify the adopted South Mohave Valley Area Plan, to r::~ include an additional area contiguous to the dedicated plan, ~~ being a portion of Section 22, Township 19 North, Range 22 West, between Camp Mohave Road and EI Rodeo Road east of Highway 95, and WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use General Plan which is designed to conserve natural resources, aid public spending, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, the Planning and Zoning Commission held a public "j~ '.~ ;.':.:.i1 hearing on November 14, 1990 at which time the Commission recommended APPROVAL of the South Mohave Valley Area Plan update, which modifies the South Mohave Valley plan in Section 22, t -- ;~ f-~~ "'~ \;.~.,.;., -" . Resolution No. 9~45 Page 2 PAGE 2 OF J BK 1826 PG 986 (FEE~90- 82258) Township 19 North, Range 22 West to allow for single family residential, multifamily residential, expansion of commercial on Highway 95, and addition of commercial manufacturing potential, and that they further recommend the Board of Supervisors approve the same, based on the following: The Commission staff received input at the public meeting of October 25, 1990 indicating the residents of Camp Mohave Units 1 & 2 had some concerns over the location of commercial uses in this section. Some of the residents indicated that there may be some grounds for compromise in regards to mitigating the proposed commercial ventures bordering the current residential uses. Staff and Commission have discussed these measures with the developer's representative and received assurances that such measures will be taken. In addition, Staff and Commission have recommended, as conditions, measures for mitigating some impacts of the currently proposed commercial development. The other applicant's request for the area plan amendment has been modified after discussions with Staff and Commission. WHEREAS, the Commission recommends APPROVAL of Exhibit "A" - Modification of Section 22, Township 19 North,Range 22 West, and WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on November 18, 1990 and posted November 16, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and ''-~''.1 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, ]i at their regular meeting on Monday, December 3, 1990 approved and ~S A r , -- ~ Resolution No. 904llS . Page 3 adopted this update of the South Mohave Valley Area Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
