PAGE 1 OF 3 HOHME COUNTY BOARD OF SUPERVISORS RECOHDHlG FEE 0.00 He RESOLUTION NO. 90-321 A RESOLUTION MODIFYING THE ADOPTED GOLDEN VALLEY AREA PLAN, TO INCLUDE AN ADDITIONAL AREA CONTIGUOUS TO THE DEDICATED PLAN ALREADY DESIGNATED FOR SPECIFIC USE, TO BE PART OF THE REVISED COMPREHENSIVE PLAN FOR MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 5, 1990, a public hearing was conducted to modify the adopted Golden Valley Area Plan, to include an additional area contiguous to the dedicated plan, limited to Section 7, Township 21 North, Range 18 West, and WHEREAS, Section 7 is located 6 miles west of the Highway 68 and 93 junction and is bisected by Highway 68. Section 7 is bounded by Shipp Drive, Teddy Roosevelt Road, Chino Drive and Colorado Road. Review of flood plain map #040058-2325B indicates a major wash runs through the central portion of this section in a northeasterly to southwesterly direction. Golden Sage Ranchos Unit 58 occupies the north quarter of Section 7 with the remainder split into 12 forty acre parcels. Eight of these parcels are bisected by Highway 68. The location of Highway 68 presents some problems with determining the best use for the above mentioned parcels. The applicant has submitted a proposal suggesting that the twelve central forty acre parcels be designated as mixed multifamily and commercial uses with the remainder of f'::-.':'" ~'"I: [,','.'". A public hearing was scheduled for September 26, but was been postponed to October 3, 1990. Staff received input from property owners at the meeting and made further modifications to the proposal, and WHEREAS, the Planning and Zoning Commission is required to recommend to the Board of Supervisors a County land use General Plan which is designed to conserve natural resources, aid public spending, and promote the health, safety, convenience, and general welfare of the public, and WHEREAS, the Planning and Zoning Commission held a public hearing on October 10, 1990 at which time the Commission recommended APPROVAL of the Golden Valley Area Plan update, and that they further recommend the Board of Supervisors approve the same, based on the following: Commission staff has gathered information from several sources in order to evaluate the possible impacts of implementation or adoption of this proposed amendment. The potential land uses in this section, for the most part, will remain unchanged. However, the most notable difference in the land uses, will be the addition of a commercial potential. The modified proposal suggests a commercial node at the west side of the Colorado Road and Highway 68 intersection. This node is bounded by Colorado Road, Supai Drive, Linden Road and the north-south half-section line. Citizen input recommended the change as presented. . . "" '...., ~~ ! ~(:',,/ ~. .. I ".'; ~. Resolution 90-321 PAGE 3 OF 3 BK 1816 PG 997 (FEE~90- 77611) Page 3 WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on October 19, 1990 and posted October 18, 1990 as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 5, 1990 approved and adopted this update of the Golden Valley Area Plan as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
