A RESOLUTION SETTING FORTH THE REZONING OF THE S~ SE~ NE~ SECTION
14, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A (AGRICULTURAL
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-
R/4A (AGRICULTURAL RESIDENTIAL/FOUR ACRE MINIMUM LOT SIZE) AND A-
R/2A (AGRICULTURAL RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONES,
LOCATED IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 5, 1990, a public hearing was
conducted to determine whether approval should be granted to John
Hollis, Kingman, Arizona for a rezoning from existing A-R/ lOA
(Agricultural Residential/Ten Acre Minimum Lot Size) zone to A-
R/4A (Agricultural Residential/Four Acre Minimum Lot Size) and A-
R/2A (Agricultural Residential/Two Acre Minimum Lot Size) zone,
located in the Golden Valley area, and
WHEREAS, Section 14 is located approximately 2 miles west of
the Highway 68 and 93 junction and is approximately 1/2 mile
south of Highway 68. Access to the property from Highway 68 is
via Bacobi Road south approximately 1.5 miles south to the
northwest corner of Bacobi Road and Abrigo Drive which this
parcel occupies, and

WHEREAS, review of floodplain map #040058-2325B indicates
this parcel to be clear of flooding potential. However, a local
resident called and identified a major wash which traverses this
property.
Staff has verified this report and requested the
applicant modify the request to allow sufficient buildable land
in the area affected by the wash. Surrounding land uses consist
of homes and some vacant land, and
WHEREAS, the applicant wishes to split this 10 acre parcel
into one 5 acre, one 4 acre and one 1 acre parcels, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on October 10, 1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. That the northern parcel of 4+ acres be rezoned from A-
R/ lOA to A-R/4A and the southern 2+ acre parcels be
rezoned from A-R/10A to A-R/2A.
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The establishment of a mlnlmum lot size based on the
size of parcels per the recorded Parcel Plat.
4. Each parcel shall have legal access.
5. The two (2) most southern parcels shall meet or exceep
two (2) acres exclusive of road easements.
6.
The northern parcel meet or exceed four (4) acres
exclusive of road easements.

7. That the Board of Supervisors accept the dedication of
a forty-two (42') foot right-of-way along Bacobi Road,
and thirty (35') foot right-of-way along Abrigo Road,
and a thirty (30') foot right-of-way along Miramar
Drive and Hunt Road as they are contiguous to this
property. In conjunction with a twenty (20') foot
radius at the four intersections of the above mentioned
roads. Along with an eight (8') foot PUE on the above
mentioned roads as they are contiguous to this
property. This shall be approved through the recording
of the resolution authorizing this zone change and that
the dedication statement and dedication be shown on the
Parcel Plat.
8. The Parcel Plat shall show any surface drainage.
9. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
December 5, 1990, as per ARS 11-829E.
10. If these conditions are not met within one (1) year
this approval shall be void. If at the expiration of
this period the property has not been improved for the
use for which it was conditionally approved, the Board
after notification by registered mail to the owner and
applicant who requested the rezoning shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Mo~ave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on October 19, 1990, and posted October
18, 1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
