A RESOLUTION SETTING FORTH THE REZONING OF THE SW~ OF PARCEL 109,
SECTION 13; TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM: A-R/I0A
(AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE: A-R/4A (AGRICULTURAL RESIDENTIAL/FOUR ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 5, 1990, a public hearing was
conducted to determine whether approval should be granted to Dana
and Cindee Roessner, Laughlin, Nevada for a rezoning from
existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to A-R/4A (Agricultural Residential/Four Acre Minimum
Lot Size) zone, located in the Golden Valley area, and
WHEREAS, Section 13 is located approximately one mile west
of the Highway 68 and 93 junction and one-half mile south of
Highway 68. The subject property is accessed from Highway 68 via
Tooman Road south to Crystal Drive, thence west to the northeast

corner of Bowie Road and Crystal Drive, which this parcel
occupies, and
WHEREAS, review of flood zone map #040058-2325B indicates

consist of residences and some vacant land, and

WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on October 10, 1990 did generate a
recommendation of approval of the zone change request with the
following conditions noted:
1. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
2. The establishment of a mlnlmum lot size based on I the
size of parcels per the recorded Parcel Plat.
3. Each parcel shall have legal access.
4. Each parcel shall meet or exceed four (4) acres
exclusive of road easements.
5 .
The Parcel Plat shall show any surface drainage or FEMA
flood zones.
6 .
That the westerly thirty (30) feet of the roadway
easement known as Bowie Road and the northerly thirty
(30) foot Public Utility Easement (P.U.E.) on Crystal
Drive be abandoned as it is contiguous to this property
and revert to acreage. These reversions shall be
replaced by thirty (30) foot road right-of-way
dedications. That the Board of Supervisors accept the
dedication of a thirty (30') foot right-of-way along
with an eight (8') foot PUE contiguous to this property
on Bowie Road and Crystal Drive, in conjunction with a
twenty (20') foot radius at the intersection of Bowie
and Crystal Roads. This shall be approved through the
recording of the resolution authorizing this zone
change, and that the dedication statement and
dedications be shown on the Parcel Plat.
7. The rezone shall not become effective for at least
thirty (30) days after final approval of the change in
classification by the Board of Supervisors, being
December 5, 1990, as per ARS 11-829E.
8. I f these conditions are not met wi thin one (1) year
this approval shall be void.

If at the expiration of this period the property has
not been improved for the use for which it was
conditionally approved, the Board after notification by
registered mail to the owner and applicant who
requested the rezoning shall schedule a public hearing
to grant an extension, determine compliance with the
schedule for development or cause the property to
revert to its former zoning classification in
accordance with Arizona Revised Statutes Annotated,
Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on October 19, 1990, and posted October
18, 1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 5, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
