A RESOLUTION DENYING THE REZONING OF LOT 200, SUNWEST ACRES,
TRACT 1027, SECTION 33, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM:
A-R/I0A (AGRICULTURAL RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE)
ZONE, PROPOSED TO BE: A-R/6A (AGRICULTURAL RESIDENTIAL/SIX ACRE
MINIMUM LOT SIZE) ZONE, LOCATED IN THE GOLDEN VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 5, 1990, a public hearing was
conducted to determine whether approval/denial should be granted

existing A-R/10A (Agricultural Residential/Ten Acre Minimum Lot
Size) zone to A-R/6A (Agricultural Residential/Six Acre Minimum
Lot Size) zone, located in the Golden Valley area, and
WHEREAS, Section 33 is located approximately four (4) miles
west of the Highway 68/93 junction and approximately four and
one-half (4.5) miles south of Highway 68.
The subject property
is accessed from Highway 68 south along Adobe Road to Shinarump
Drive then west to Maverick Road, then north approximately 1300
feet on the west side of the street to Lot 200. Maverick Road is
semi-bladed and Adobe Road access is semi-bladed as it progresses
towards Shinarump Drive, and

WHEREAS, review of floodplain map #040058-2325B indicates
that approximately one hundred (100') feet of the parcel frontage
on Maverick Road is in a designated floodplain, and
WHEREAS, the applicant has requested an A-R/2A (Agricultural
Residential/Two Acre Minimum Lot Size) designation, however, that
would allow more than three (3) splits to occur in this twenty
(20) acre parcel.
Therefore, a modification of this proposal
will be necessary.
The applicant is also requesting a petition
of exception for a cul-de-sac longer than six hundred (600 I )
feet. The proposed cul-de-sac would provide access to three (3)

parcels to be created from this lot, and would extend to a length
of 845 feet, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on October 10, 1990, there was
generated a recommendation of DENIAL of the zone change request
based on the following:
1. Character of development in the area in not conducive
to the increasing of density at this time.
2. The Planning Commission expressed concern over the
proposed design for the lots that would be created by
the approval of this rezone request, that the design
would promote further splits, circumventing County
subdivision regulations.

WHEREAS, the notice of hearing was
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on October 19, 1990, and posted October
18, 1990 as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations, and
WHEREAS, the Board of Supervisors, at their regular meeting
on Monday, November 5, 1990 referred this rezone request back to
the Planning and Zoning Commission for further study and
evaluation, and
NOW THEREFORE BE IT FURTHER RESOLVED, that the Planning
~:~Jj Commission, after further review at their regular meeting on
i0~j Wednesday, November 14, 1990, and with the knowledge that the
ownership of Lot 200 had changed, recommended DENIAL of this
request, citing the same reasons for denial as previously
presented to the Board. The vote to deny was unanimous, and
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, December 3, 1990 denied this
change in zoning as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
