A RESOLUTION SETTING FORTH CONDITIONAL APPROVAL OF A REQUEST TO
- ABANDON ROADWAYS AND EASEMENTS IN A PORTION OF RIO HACIENDA,
TRACT 1224, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held November 5, 1990 a public hearing was
conducted to determine whether approval should be granted to
Jacqueline Burgess, Bullhead City, Arizona, for an abandonment of
roadways and easements in a portion of Rio Hacienda, Tract 1224,
and
WHEREAS, this abandonment of roadways and easements in Rio
Hacienda, Tract 1224, is located approximately one-half (.5) mile
form Highway 95, east on Camp Mohave Road, 750 feet north on
Calle Del Media, and east to Puerto Verde Drive.
The roadways
proposed to be abandoned (reverted to acreage) are portions of
Puerto Verde Drive and Puerto Verde Circle, Vista Dorado Road and
La Entrada Place in it's entirety, and
WHEREAS,
the petitions
submitted are requesting the
abandonment of certain dedicated recorded road right-of-ways as
follows:

PUERTO VERDE DRIVE AND PUERTO VERDE CIRCLE
A portion of Section 14, Township 19 North, Range 22 West,
of the Gila and Salt River Base and Meridian, Mohave County,
Arizona, described as follows:
Beginning at a point S. 85 05' 26" W., 45.00 feet from the
centerline intersection of Puerto Verde Drive and Vista
Dorado Place as shown on Rio Hacienda Tract 1224, recorded
October 27, 1975, reception No. 75-26325.
Thence N.04 54' 34" W., 30.00 feet;
Thence N85 05' 26" E., 338.76 feet to the beginning of a
curve concave southerly having a radius of 300.00 feet;
Thence easterly along said curve through a central angle of
20 01' 59" an arc length of 104.89 feet;
Thence S.74 52' 35" E., 307.00 feet to the beginning of a
curve concave northwesterly having a radius of 20.00 feet;
Thence northeasterly along said curve through a central
angle of 105 00' 00" an arc length of 36.65 feet to the
easterly boundary of said Rio Hacienda Tract 1224;
Thence S.O 07' 25" W., 126.92 feet;
Thence S89 58" 20" W., 60.00 feet;
Thence N. 0 07" 25" E., 39.64 feet to the beginning of a
curve concave southwesterly having a radius of 20.00 feet;
Thence northwesterly along said curve through a central
angle of 75 00' 00" an arc length of 26.18 feet;
Thence N74 52" 35" W., 271.67 feet to the beginning of a
curve concave southerly having a radius of 240.00 feet;
Thence westerly along said curve through a central angle of
20 01' 59" and arc length of 83.92 feet;
Thence S.85 05' 26" W., 338.76 feet;

VISTA DORADO ROAD
A portion of Section 14, Township 19 North, Range 22 West,
of the Gila and Salt River Base and Meridian, Mohave County,
Arizona, described as follows:
A strip of land being the roadway Vista Dorado Road as shown
on Rio Hacienda Tract 1224, recorded October 27, 1975,
reception No. 75.26325.
LA ENTRADA PLACE
A portion of Section 14, Township 19 North, Range 22 West of
the Gila and Salt River Base Meridian, Mohave County,
Arizona, described as follows:
A strip of land being the roadway La Entrada Place as shown
on Rio Hacienda Tract 1224, recorded October 27, 1975,
reception No. 75-26325, the centerline of which begins at a
point 850.42 feet easterly of Palm Lane as shown on said Rio
Hacienda Tract 1224;
Thence easterly 283.36 feet to the east terminus of said La
Entrada Place.
WHEREAS, the public utility easement and drainage easements
proposed to be abandoned are as follows:
The west 8 feet of Lots 56 and 59
The east 8 feet of Lots 52, 53, 54 and 55
The west 16 feet of Lots 47, 48, 49 and 50
The east 16 feet of Lots 58, 60 and the east 16 feet of the
south 144.88 feet of Lot 61;
The south 8 feet of Lots 49, 53, 59 and 60;
The north 8 feet of Lots 48, 54, 56, 57 and 58;
The north 12 feet of Lot 60;
The south 12 feet of Lot 61;
The south 8 feet of Lot 23
The north 8 feet of Lot 22

WHEREAS, These abandonments are being proposed in order to
facilitate Palm Estates II, Tract 4104, a subdivision which is
being developed over the now defunct Rio Hacienda subdivision.
The applicant has provided all necessary information and
documentation required by Mohave County Subdivision Regulation
1.12-7 regarding the above abandonment, and
WHEREAS, no utilities are located within the subject right-
of-ways and easements, and
WHEREAS, a public hearing before the Mohave County Planning
and Zoning Commission on October 10, 1990 did generate a
recommendation of conditional approval of this abandonment with
the following condition:
1. If the resubdivision which initiated this abandonment
request is not recorded within one (1) year, the above
referenced area shall revert to it's previous
condition.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on October 19, 1990, and posted October
18, 1990 as required by the Arizona Revised Statutes and the
Mohave County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 5, 1990 approved
this abandonment request as recommended by the Mohave County
Planning and Zoning Commission, subject to the conditions
outlined herein.
