HomeMy WebLinkAbout90-307 . ~\Y .) ~ r j!.{.:', ~." tl:' .~ U . li~IULiqIJP.EO RESOLUTION NO. 90-307 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO - ESTABLISH A MOBILE HOME AS A SALES OFFICE IN AN R-O (SINGI..E FAMILY RESIDENTIAL/MOBILE HOMES PROHIBITED) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held November 5, 1990 a public hearing was conducted to determine whether approval should be granted to Gary and Arlene McDonald, Bullhead City, Arizona for a zoning Use Permit to establish a mobile home as a sales office in an R-O (Single Family Residential/Mobile Homes Prohibited) zone, and WHEREAS, Arroyo Vista Estates, Tract 4077-A is located on the east border of the southernmost part of Bullhead City. Access is provided off of Highway 95, approximately 1/2 mile within Bullhead City limits, and WHEREAS, Arroyo Vista Estates 4077-A was approved by the Board of Supervisors in March, 1989 via Resolution 88-178, 4077-B in November, 1989 via Resolution 89-100, 4077-C in June, 1990 via Resolution 90-156, and 4077-D in July, 1990 via Resolution 90- 189. The applicant wishes to establish a sales office in an R-O zone in order to facilitate the sales of lots in this subdivision with its various phases. If approved, the sales office may be hooked up to sewage facilities, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on October 10, 1990 did generate a recommendation of conditional approval of the Zoning Use Permit with the following conditions: 1. The Commission recognizes receipt of a letter from the developer indicating his consent to this proposal. 2. This permit shall be a temporary permit for a one year period with provision for one extension of one year. 3. The mobile home shall have an affixed HUD label. 4. The site shall have appropriate landscaping for the surroundings, shall comply with restrictions of the subdivision, shall provide temporary adequate off- street parking as provided in the site plan. 5. At the expiration of this approval the property shall revert to original status and condition except sidewalk improvements and PUE's adjacent to the street frontage. WHEREAS, the notice of hearing was published in the Mohave Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on October 19, 1990, and posted October 18, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and .... , . . PAGE 3 OF 3 BK 1816 PG 955 (FEE~90- 77599) Page 3 Resolution 90-307 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 5, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
