A RESOLUTION SETTING FORTH APPROVAL OF A REVISED PRELIMINARY
- SUBDIVISION PLAN FOR ARROYO VISTA ESTATES, TRACT 4077, BEING A
PORTION OF THE S~ N~ AND N~ S~ SECTION 12, TOWNSHIP 19 NORTH,
RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY, MORAVE COUNTY,
ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 5, 1990, a public hearing was
conducted to determine the approval of the revised preliminary
subdivision plan for Arroyo Vista Estates, Tract 4077, and
WHEREAS, the owner/developer is Arroyo Vista Estates General
Partnership, Lake Havasu City, Arizona, and
WHEREAS,
the
engineering
firm
responsible
for
the
preparation of the design of this subdivision is Kennedy, Jenks,
Chilton, Irvine, California, and
WHEREAS, A Preliminary subdivision plan was approved for
this Tract by the Mohave County Board of Supervisors on November
1, 1988, by Planning and Zoning Resolution 88-178, and

WHEREAS, at the time of this approval the developer's
projected road along the east boundary (Vanderslice Road)
received objections from the State Land Department, the Bureau of
Land Management and the City of Bullhead, and
WHEREAS, access has been a major concern for this Tract. In
order to gain access into Bullhead City through JoAnn Avenue, the
developer had to purchase lots, widen JoAnn Avenue in the city
limits, then change the name of Arroyo Vista Drive to JoAnn
Avenue, and
WHEREAS, since this Tract was submitted, progress has been
made in the alignment of the Highway 95 "bypass" route which
crosses diagonally through Section 1, north of this Tract, and
WHEREAS, one condition of approval was for the east Section
line road (Vanderslice Road), one quarter mile south of this
Tract, to connect with Cattle Run Road which was an eighty four
(84) foot major County highway.
This is a part of the approved
plan, and
WHEREAS, Cattle Run Road has been reduced to a thirty five
(35) foot Right-of-Way and is no longer connected to the land
south of this Tract, leaving the Tract area isolated, and

Resolution 90-305
WHEREAS, a new road is thrust into the northeast corner of
this Tract as a major eighty four (84) foot road right-of-way. A
separate set of plans to extend this road north into Bullhead
City has been submitted to the Mohave County Public Works
Department to be dedicated and accepted prior to the subdividing
of this land, and
WHEREAS, the Commission at their meeting on October 10, 1990
did recommend conditional approval of the revised preliminary
subdivision plan for Tract 4077, with the following noted:
1.
All conditions on the original preliminary review are
completed. Furthermore, this subdivision will comply
with all applicable recommendations contained within
Resolution P&ZC:88-178.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at
their
regular meeting on Monday,
November
5,
1990,
conditionally approved this preliminary subdivision plan as
recommended by the Mohave County Planning and Zoning Commission
and outlined herein.
