FOR COURTNEY PLACE TOWNHOMES, 'I;RACT 4071~A, A RESUBDIVISION OF LOTS 6 AND 7 OF BLOCK 5, MORAVE VALLEY BUSINESS PARK, TRACT 4029- A, AND A PORTION, OF ~rHE NORTHWEST 1/4 OF THE SOUTHWES'r 1/4 OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WES'l', GILA & SALT RIVER BASE & MERIDIAN, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA ' ' WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on December 17, 1990, a public hearing was conducted to determine the final subdivision plan, for Courtney Place Townhomes, Tract 4071-A located in the South Mohave Valley area, and \ l'lHEREAS, the owner/subdivider of this tract is. State Title Agency, Inc., an Arizona Corporation. The engineer of record on this project is Jack Stovall of STOVAL ENGINEERS INC., 4508 Highway 95, Fort. Mojave P.O. Box 2547 Riviera, Arizona and WHEREAS, 86442, Engineer/Floodplain Mohave reviews have been received from the County Administrator, Department, Bermuda v,ater Company, Inc., Bullhead City, the County Health Arizona DepartmeJrt of Transportation, the Fort Mojave Mesa Fire Department, El Paso Natural Gas Company, and considered or ~- -"'" c~AGE 2 OF 5 BK 193~ PG 510 (FEE~90- 85831) Resolution No. 90-385 Page 2 incorporated in the evaluation of this final tract,and WHEREAS, this subdivision is located roughly one and three-. quarter (1 3/4) miles south of the Bullhead City corporate limits and one-quarter (1/4) mile east of Highway 95, on Courtney Place, . and WHEREAS, the primary access to this residential lot subdivision is intended from Courtney Place, and WHEREAS, sewage disposal is intended to be taken care of through an individual sewage package treatment plant, and WHEREAS, .the approval of this subdivision is based on the understanding of the Board of Supervisors that all streets within the subdivision will be constructed and paved with asphaltic concrete in accordance with standard specification #171, but in no case shall it be less than Mohave County Standards; the streets will include curb and gutter on the interior streets, and the subdivider has dedicated the driveways as public utility, drainage, refuse collection, and emergency vehicle easements, othenvise said driveways and parking areas are expressly reserved as private rights-of-way; grading drainage related and improvements will be made as recommended by the design engineer in the drainage. reports; arrangements will be made to extend '~_~.~~=."'A~'~_~.'__~~~~'~=k'~""_=",~__,_,"___,",___, '. ""'Il",'~,\ ;)GE 3 uF 5 ~K 1334 PG 511 (FEE~90- 35831) Resolution No. 90-385 Page 3 underground electric and telephone service to each lot and building footprint in accordance wi th Arizona Corporation COlnmission Regulations; all lots and street centerline monuments will be staked and monumented in accordance with standard specification No. 102; fire hydrants will be provided at locations prescribed by the Fort Mojave Mesa Fire Department; street nam~e and regulatory signs will be installed in accordance with ~ the requirements the I and as recommended by of Mohave County Subdivision Regulations the design engineer, and as a condition of approval the owner/subdivider is responsible fot the completion of improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Subdivision Regulations, and NOW THEREFORE BE IT RESOLVED, that the Board approves the said final plan conditional to the following: 1. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as is required for approval of this tract by the Board; 2 . Arizona Department of the water and sewer subdivision; Environmental Quality approves system installation for this 3. The water system will provide adequate flows for fire protection. Fire hydrants conforming to the minimum County standards shall be provided and located no more than seven hundred and fifty (750') feet apart and/or fire hydrants acceptable to the Fort Mojave Mesa Fire Department at the location they prescribe; /( '- ~~, " .. . The owner/subdivider f>hall cause the drainage related improvements to be completed as recommended by the project engineer and outlined in the detailed drainage report as approved by the Staff; a grading plan shall be provided as a part of the improvements plans for this f>ubdivision; 5. The final plat for Tract 4071-A including the Ded_:!:~ation ~dll neE!~ to be .E!:operly executed an~jor ratified ~ all E-arties havi~ any record title interest in the land being subdivided and included on this subdivision boundary; 6. The o~mer/subdivider shall obtain a report from the Arizona Department of Water Resources indicating that the water supply has been found to be adequate to meet the needs of this subdivision prior to recording the final plat. 7. The tentative zoning recommended ~ the Board~2.E ~rac! 4071-A was S~-R (Special Development _ Residential) through Resolution P&ZC 87-176. Resolution P&ZC; 87- 182A ~'as approves! ~ the Boar<:! ?n Nove~r ~ 1987, the zoning to become effective upon recordation of the final plat. 8. An assurance and/or surety shall be provided i~ th~ amount of the approved cost ~~Lffiafe for all required site ilnprovements; NOW THEREFORE BE IT FURTHER RESOLVED, upon receipt of or evidence that these conditions have been met together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and .cause the final plat to be recorded, and ,( "- . . < .
