PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE Q.OO Ne RESOLUTION NO. 90-374 RESOLUTION SETTING FORTH APPROVAL OF A PETITION OF EXCEPTION FOR 'THE APPROVED PRELIMINARY PLAN OF MORAVE VALLEY MALL, TRACT 4118, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on December 17, 1990, a public hearing was conducted to determine the approval of a Petition of Exception for Mohave valley Mall, Tract 4118, and WHEREAS, the Commission at their special meeting on November 28, 1990 did recommend approval of the Petition of Exception for Tract 4118 as follows: 1. Lots C, 0, E, F, & H having double frontage. 2. Certain streets will be inverted, Mohave Valley Mall Street, Mohave Valley Mall Circle, Mohave Valley Mall Road, and Camino Colorado. 3. Eight (8') foot PUE's along the front lot lines. 4. Alleys will not be provided at the rear of the commercial lot or where lots border residential property. [As Tract 4118 is under Special Development Zoning, the Planning and Zoning Commission, in approval of final design, will assure adequate review is afforded local fire district to assure fire access to the rear of the facilities.] The requests are justified as follows: 1. Lot sizes are large enough to allow for on-site traffic circulation; landscape easements with one (1') foot non-vehicular easements and a wall will be provided as a buffer between the existing occupied residential areas and the proposed commercial area; a one. (1') foot non-vehicular easement with a wall will be provided as a buffer zone between the commercial and the areas presently zoned A-R (Agricultural Residential). NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, December 17, 1990 approved this Petition of Exception as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
