HomeMy WebLinkAbout90-357 - . --.- ... . \) - RESOLUTION NO. 90-357 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A SALES OFFICE IN AN A-R (AGRICULTURAL RESIDENTIAL) ZONE, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held December 3, 1990 a public hearing was conducted to determine whether approval should be granted to Robert W. Gawley, MORAVE COMMUNITIES LIMITED PARTNERSHIP, Tempe, ~~ Arizona for a Zoning Use Permit to establish a mobile home as a [:~~i sales office in an A-R (Agricultural Residential) zone, located in Mountainside Ranch, Tract 4106, approximately two (2) miles east of Highway 95 north of Boundary Cone Road, located in the South Mohave Valley area, and WHEREAS, the proposed subdivision Mountainside Ranch is located north of Boundary Cone Road approximately 2 miles east of Highway 95. The applicant has requested a mobile home as a sales office on site to facilitate the selling of parcels for this development. The ordinance does not provide for sales offices in residential zones unless requested by the developer and the '?~~~. :'""~ ~. ~.~ ..~~ developer is the applicant in this instance. This proposal is similar in nature to a case reviewed and approved by the Commission last month, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on November 14, 1990 did generate a recommendation of conditional approval of the zoning Use Permit with the following conditions: 1. This permit shall be a temporary permit for a one year period with provision for one extension of one year. 2. The mobile homes shall have an affixed HUD label. 3. The site shall have appropriate landscaping for the surroundings, shall comply with restrictions of the subdivision, shall provide temporary adequate off- street parking as provided in the site plan. 4. At the expiration of this approval the property shall revert to original status and condition. 5. That the mobile homes shall be used as a sales office only and not as a residence or watchman's quarters. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on November 18, 1990, and posted November 16, 1990 as required by the Arizona Revised Statutes and the Mohave County Zoning Regulations, and .<:i1 ':.~ , .~' /" -.-<" Resolution No. 9.7 . Page 3 . ... .' -if ..- NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 3, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
