RESOLUTION NO. 90-355 A RESOLUTION SETTING FORTH APPROVAL OF A ZONING USE PERMIT TO ESTABLISH A MOBILE HOME AS A SALES OFFICE IN AN A-R (AGRICULTURAL RESIDENTIAL) ZONE, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held December 3, 1990 a public hearing was conducted to determine whether approval should be granted to Thomas J. Dempsey, DEMPSEY CONSTRUCTION CORPORATION, Mammoth ...~~~ l;"f,C: f',~;,?, r.:,';,.'.:",,~,j ti2li Lakes, California for a Zoning Use Permit to establish a mobile home as a sales office in an A-R (Agricultural Residential) zone, located in a portion of NW~ Section 7, Township 18 North, Range 21 West, approximately two (2) miles east of Highway 95 south of Boundary Cone Road, located in the South Mohave Valley area, and WHEREAS, the proposed location of the sales office is Parcel U within the proposed subdivision The Highlands, Tract 4091, which is located south of Boundary Cone Road approximately 2 miles east of Highway 95. The applicant has requested a mobile home as an on site sales office to facilitate the selling of parcels for this development. The ordinance does not provide for <~ ~>,t.:".;.~, I't~"'''~ ~J sales offices in residential zones unless requested by the developer and, in this instance, the developer is the applicant. Parcel U is to be zoned commercial but the zoning will not take effect until recordation of the final plat, thus the current zoning is A-R as reflected in the description above, and WHEREAS, a public hearing before the Mohave County Planning and Zoning Commission on November 14, 1990 did generate a recommendation of conditional approval of the zoning Use Permit with the following conditions: 1. This permit shall be a temporary permit for a one year period with provision for one extension of one year. ~ r-?i.~ "'_..,~ ~.,.'c,,:,:: r-f',..-. 10;.",-,.... 2. The mobile home shall have an affixed HUD label. 3. The site shall have appropriate landscaping for the surroundings, shall comply with restrictions of the subdivision, shall provide temporary adequate off- street parking as provided in the site plan. 4. At the expiration of this approval the property shall revert to original status and condition except the paved parking and access if such improvements can be incorporated into the parcel's future use. 5. That the mobile home shall be used as a sales office only and not as a residence or watchman's quarters. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona on November 18, 1990, and posted November 16, 1990 as required by the Arizona Revised Statutes and the ;f~ Mohave County Zoning Regulations, and ~~:o~~l ~~.;.~ .- . Page 3 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 3, 1990 approved this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission, subject to the conditions outlined herein.
