A RESOLUTION SETTING FORTH THE REZONING OF THE NE~ SECTION 22,
TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS
MOHAVE VALLEY MALL, TRACT 4118, FROM: A-R (AGRICULTURAL-
RESIDENTIAL) ZONE, PROPOSED TO BE: (SD)C/2.SA AND (SD)C/4A
(SPECIAL DEVELOPMENT/COMMERCIAL/TWO AND ONE-HALF ACRE MINIMUM LOT
SIZE) AND (SPECIAL DEVELOPMENT/COMMERCIAL/FOUR ACRE MINIMUM LOT
SIZE) ZONES, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on December 3, 1990, a public hearing was

conducted to determine whether approval should be granted to Gary
Ceci, Advanced Development, Bullhead City, Arizona for a rezoning
from existing A-R (Agricultural Residential) zone to (SD)C/2.5A
(Special Development/Commercial/Two and One-half Acre Minimum Lot
Size) and (SD)C/4A (Special Development/Commercial/Four Acre
Minimum Lot Size) zones, between Camp Mohave Road and El Rodeo
Road west of Highway 95, located in the South Mohave Valley area,
and
WHEREAS, the Planning and zoning Commission recommends
APPROVAL of this proposed rezone contingent upon the following
conditions:
1. The proposed amendment to the South Mohave Valley Area
Plan is approved and provides for this zone change.

3. The applicant comply with all applicable provisions of
Sections 25, 26, 27, and 31 of the Mohave County Zoning
Regulations.
4. That the ZONING PLAN be approved for a (SD)C/2.SA
(Special Development/Commercial/TwO, and one half Acre
Minimum Lot Size) in accordance with Section 19 of the
Mohave County Zoning Regulations. (Lots C and D)
5. That the ZONING PLAN be approved for a (SD)C/4A
(Special Development/Commercial/Four Acre Minimum Lot
Size) in accordance with Section 19 of 'the Mohave
County Zoning Regulations. (Lots A, B, E, F, G, and H)
6. The establishment of minimum lot area based on the size
of the parcels per the recorded Final Plat.

The owner accepts that whenever a "SD" zone is granted,
each phase of stage of development of building
proposals shall be submitted to the planning staff, to
be evaluated and compared with the approved zoning plan
before any permits may be granted.

11. That a fifteen (IS') foot landscaped setback/buffer be
established and maintained on the east boundary of Lot
H and in addition a buffer, in the form of a six (6')
foot block wall and a one ( 1') foot non vehicular
access easement shall be required along the entire
boundary where commercial uses and zoning abut single
family residential zones, including A-R (Agricultural
Residential) .

12. That proper proof of ownership (i. e. notarized and
recorded warranty or tenancy deed) be submitted to
Staff prior to the Board of Supervisors meeting of
December 3, 1990
13. The rezone shall become effective upon the recordation
of the Final Plat.
WHEREAS, the notice of hearing was published in the Mohave
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona on November 18, 1990, and posted November
16, 1990 as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations, and

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, December 3, 1990 approved
this change in zoning as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
